After several failed attempts trying to refinance our home on our own, we were very fortunate to have found Dawn at All Shores Mortgage. Our businesses aka income stream are held in a complicated structure involving trusts and we also had foreclosures on our record. We were so lucky that Dawn and her team took the time to understand our situation and help us through the underwriting process and connecting us with the right lender. We just closed last week at very low rates (half of our original mortgage interest rate) and could not be more happy with Dawn and her team. She is so diligent, responsive and kind. We were able to close in less than 30 days from my first phone call to her, with a way better rate than what I had previously been quoted. We can't say enough good things about Dawn from All Shores Mortgage. We used her for a refinance for our two family home. (with cash out) Other banks and brokers didn't want to touch this one or when they did offer to help the rate was crazy. Dawn was also so helpful when the appraisal came in a little low and helped work around that to make the deal still happen. She was always responsive even when we had a lot of questions for her. I first stumbled across All Shores in 2018, when a colleague HIGHLY recommended I reach out to Greg to get a better grasp on what I needed for my home search. In looking further into the company, I was impressed to see how they had nothing but 5-star reviews online. In speaking with Greg, I was certain that all those reviews were true. Fast forward to now, 2021, when I reached back out and spoke with Dawn as I was more serious in our home search. Dawn was an absolute godsend, she made the entire process incredibly easy and organized. She answered any question (whether through email, phone, or text) and was so patient. I honestly don't know how we would have maintained our sanity if we attempted all these things on our own -- and I know for sure we wouldn't have gotten this same interest rate if we used someone else. Dawn Sullivan is the real deal - she works relentlessly for her clients, as though she just has one client in the world! I worked with Dawn to get the mortgage on my primary home and she really went above and beyond. Even with all delayed bank services related to the pandemic, I was able to close on the house within a month! From the first time I contacted Dawn for pre-approval letters (for multiple properties) to the time I closed on the one house, it was exactly 34 days from beginning to end! This was also in May and June when the market was really busy and I’m sure she had many other clients to attend to but she always made me feel as though I was her only client! We applied our first mortgage through All Shores about 5 years ago for our co-op purchase. The process was smooth and professional, but the issue came when we are trying to pay off the mortgage. Our mortgage is from Santander bank, which is TERRIBLE , TERRIBLE, TERRIBLE. No response to customer inquiry for more than one week. Customer representative doesn't know the process on the call. We were told it would take 4-8 weeks to process our request, while other banks may only take 2-3 weeks. Better to choose a good quality big bank directly, at least you can get a response quickly!
