    As others have said, not a very reputable company. They bait and switch you with their desirable rates and "pre qualify" you, then snatch it right out from under you. After getting all required info to them in 2 days mind you, they would string you along then "require" more info. They increased the liquid funds needed to close by $50K which I met, wouldn't count my rental income I have been receiving for 2 years (due to some guideline they say exists), and said I had to pay off a car loan which I agreed to do. The next red flag was the appraisal that they ordered that was done wrong that required a "second review" in order to count...they set it up and then said it needed another review? I have bought many houses and have an impeccable credit score which, in their eyes, doesn't hold much weight. They actually wanted me to write the credit bureau about "2 disputes" from the credit card that I currently have that has changed account numbers due to security risks. They thought that if I wrote the credit bureau that we could close in 2 weeks...laughable. Remember my FICO score is 785. After they said I could not use my rental income that I claim on my taxes, that was the last straw. Do yourself a favor and go with a local company that knows your area. It may cost you a little more but it will save you a headache. Somehow, I am able to easily qualify with my local company. I am sure they will have a retort that states that they did everything in their power to qualify me, but in the end they are a bogus company. If you are buying a starter home for $100K, then I'm sure they can "qualify" you with a great rate, otherwise stay away and get the customer service you deserve.

    Daniel - We understand your frustration. Because your loan did not meet the requirements of Fannie Mae nor Freddie Mac, the guidelines are much more stringent and require additional assets, lower debt to income ratios and far greater documentation. Since this time, requirements have eased up a bit but they are still more stringent than those backed by the government sponsored entities.

    Your loan will not close on time. If you have any desire for a fast or on time closing do not use this company. I had used another online lender years ago and so I was comfortable going with Aim over a local bank. It was NOT worth the savings. Pay a little more money for good customer service and an on time closing. If you go with Aim your loan will not close on time and you will be STRESSED. The underwriters continue to ask for total BS documents and the loan processor clearly could not care less if your loan is approved or approved on time. You will have to force them to care about getting your loan processed. If I had not followed up with the processor constantly they would not have put my loan on the back burner and forgot about it. They are understaffed and juggling too many loans. It really does seem like they don't want to lend you money. I have excellent credit and income. I thought this would be a simple and fast process. When I was a week from closing I knew there was a problem when I couldn't get a hold of the processor for days. I made a complaint to the manager and it was pretty much ignored. When the processor finally sent my docs to underwriting for final approval they came up with another long list of BS (per my realtor) items that they required and at that point it was clear there was no way I was going to make closing. It ruined the whole home buying experience for me. My loan should have easily closed in 30 days and would have if the processor wouldn't have waited until the last second to work on my file. Go with a local bank that you can walk into.

    Contacted them- I asked for a 45 day lock-they asked why I wanted that long. I said just to be safe. They were very pro-active in requesting information. I supplied everything within a day of them asking. Closing occurred in 3 weeks- very nice experience and low closing costs.

    Interest rates are excellent, but nothing else works. Closing was bumpy and they kept asking for unreasonable documents toward the closing date, even though i had excellent credit and zero closing cost. The agent came 20 min late on closing and had no knowledge to answer any of our questions. It was obvious she was just a generic messenger, who sees the documents for the 1st time on signing. After obtaining the loan, no responses to any of the e-mails sent via my on-line account for various issues (>8 e-mails over 4 months). The last incidence was about PMI cancellation, sent 3 e-mail requests over 3 weeks nd no response. Then, I called three times over 2 weeks, 2 of them with supervisors, last one with "Jordan" asking a question related to my PMI. I was promised i would be contacted with an answer within 2-3 business days, but never happened. I sent 2 on-line complaints without response. My question was very simple and took 3 e-mails, 3 phone calls, 2 on-line complaints, and yet not attempt to answer. If supervisors themselves were not responsive, no wonder nothing else worked.

Although current market values are steady and increasing, it is still required to have an appraisal completed as part of PMI removal consideration.     If they ask for your credit card, do not give it to them. It will snowball into constant requests for more and more undisclosed fee. If they say they are "95% sure" the appraisal will not be necessary since the home is half paid off, you will be charged $450 (some FEMA State of Emergency in SD came up at the 11th hour). The out of pocket, unexpected charges due to incompetence of their staff was unbelievable (almost $1,000). Having my my middle initial changed of a HOA document costed me $185. I chose the company because they were local and expected them to know the area. Most were trainees and transplants after looking at their LinkedIn accounts after being baffled by their lack of knowledge. Nikola and Betty were continually at odds and requesting the same documents over and over again. I was asked to hand deliver my tax returns, so I showed up during my lunch break and could not access the building and no one came out to greet me as agreed upon 30 minutes prior. I filled out the customer service survey advising of my terrible experience and not a single follow up call or email response. I have refi'ed several times before and this was unbelievably bad. It will take me several years to make up for all the cost incurred from the incompetence of this company and their staff.

Shortly after the beginning of the loan process, FEMA declared a State of Emergency in the subject property area which required an inspection of the property. The cost of the inspection was the original amount disclosed for the cost of the appraisal. There were no additional undisclosed appraisal costs. In regards to the HOA document costs, these are costs that are charged by your HOA, not us as a lender. The reason tax returns were required was due to the type of income being used in qualification for the loan. The loan closed at the original locked terms within 32 days. We apologize for any frustration that you experienced during the processing of your loan.

    Stay away. They ended up wasting my time for 3 months. Last minute, denied initially approved refi. Cost me thousands of dollars to go to a competitor.
