I am a new tenant, and throughout the process of touring, applying, lease signing, and moving in, I have experienced incredible responsiveness. Despite my many questions, Tasha has consistently gotten back to me with timely guidance, and at no point have I felt alone in the process. I’ve had issues with rental companies in the past, so I greatly appreciate the peace of mind that comes with such knowledgeable, professional, and readily available support. I hope that my experience thus far is indicative of the coming year’s lease, and if so, I have good reason to be optimistic!

I called the corporate office this morning, November 16, 2021, about 8:20am, and I was greeted by a woman who was not very pleasant. I called regarding an urgent matter, and politely asked "for help." This woman was very short-tempered, unemphatic, and rude! I was surprised! at how rude she was; therefore, I asked for her name, and she hung up the phone. I called to report similar patterns of unprofessionalism where I live. Hopefully, this comment is read, and that she is reminded that her role is essential! People are calling that number for help, and she is the first person people will speak to. She should be proud to hold such a position, representing the lead office.

They don’t answer your concerns about the issues you’re having within the complex you live. But they want rent money due to them on time every month. They show no compassion nor concern for their residents. It’s the lack of care, concern, proper communication. I wish I could give them negative 100 as a rating. No one ever reaches back out. It’s ridiculous!!! You call you email and NO ONE REACHES BACK OUT! It’s disgusting!

They don't care about keeping inside of the apartments clean. Will sweep but barely mop up the dirt on floors. It would be helpful if neighbors did their part to keep outside of their doorways clean... that's just not what we're dealing with these days lol

I lived in Glover Park in DC in a shared 1-bedroom with den for the past 3 years. Overall, it was a hugely pleasant experience. The lease signing was quick and straight-forward. Replacing roommates was easy as well. The landlord was quick to make any repairs or to respond to any requests. Especially the maintenance guys (Santos and his crew) are fantastic! The only reason I didn't give 5 stars was the sometimes somewhat muddled up handling of rent payments. We were erroneously charged late fees, payments didn't show up in the online system; that kind of thing. Not huge by any means, it just meant we had to consistently double-check things. A little annoying, but not the end of the world. I would definitely live there again!

I do not live at one of their properties. And won't, now. I applied for a studio apartment the first week of June. Their management asked for financial records which I supplied. I was very clear that my restaurant had closed due to Covid-19 and that I was receiving UI benefits and had not collected a pay check from the restaurant since back pay was issued to me in April. I supplied my UI payment record. I confirmed that I was returning to work 6.12.2020. On 6.16.2020 I was asked for a current pay stub. This is poor management, at best. How could i possibly produce a pay stub when i haven't worked for even a week after returning to work? Why would you not state up front, as soon as I produced my last checks and unemployment record that I would be ineligible? I was denied a lease, obviously. After reading the **long long long** history of poor reviews of this company I won't be surprised when they're ran up on housing discrimination charges or corruption charges of some sort or someone files a class action suit against them. Seriously awful communication by a company that manages a lot of property in DC. If you want to live in a place ran by unprofessional people this is the place for you!

Im at Fairway Park, the area is nice and we done had some major changes in the rental office that when you build it they will come is true harder working staff,better grounds keeping and on time call backs is a plus in my book for any place. The office staff is better but don't cross them they will have it for you. You call with a problem and it's done in a timely matter. Since this covid problem they have done the best of any property could do to make sure of safety and health to others. I have had things done to my unit that show they care. this is way i'm changing my post to 5 star, for the great change of fairway

I lived on 4020 Calvert St in early to mid 2019. It's the perfect place for students or those starting out their careers (at the time, I was starting a new job out of college). I had signed on through a roommate who had been living there. NaTasha, who's with WC Smith, was EXTREMELY helpful in clarifying the process and walking us through. I was very happy. The company is no luxus brand, but its staff are responsive to tenant needs, rents are perfectly reasonable, contracts straight forward, and no bells and whistles. I'm happy to have worked with WC Smith. Their listings are just right for us 20-somethings :)

Had the horrible displeasure of living in Manor Village for almost 2 years. During my time there I was broken into--TWICE. Management knows for YEARS that the A/C unit outside wire boxes combined with the ledge around every building is a welcome sign for people looking to burglarize you. There was ALWAYS a mice problem. My neighbors warned me as they lived there for almost 9 years at the time that the mouse problem was BAD. I was just thinking they were old, disgruntled residents. Not even a month after moving in did I see that the mice were the actual residents of the property. They lured me into signing the lease by assuring me that extermination was done every Friday. That was hardly true. You could be put on "the list for extermination" which was done on Fridays. Doesn't mean that your place will be exterminated weekly. Then, upon battling Rent issues with the Rental Office (who if you owe $20 will leave a BIG RED sign on your door) I felt they were entirely TOO aggressive with collecting rent. One Property Manager came to my door asking about my late rent payment while inquiring about how I had my hair done but hadn't paid the rest of my rent. This is COMPLETELY unprofessional. The Leasing Agent that assisted me, because I managed a popular urban shoe store at the time, asked me to buy him a pair of expensive New Balance shoes in exchange for "making sure I was approved". (I thought this was ludicrous) After being approved and not buying him the shoes, he was very rude to me and wouldn't speak to me when I saw him on the property. This company has been having problems for a long time. They don't hold their employees accountable for anything other than meeting "lease goals". This is unfortunate because the residents should be the priority but to this company they are a burden. Even when I was evicted (for not paying my rent because in court they said that my apt must be rid of mice or I don't have to pay, but Manor Village acted like sending one exterminator out would fix the problem so they told the court that they did their part) when applying for my current apartment the receptionist at the desk was very rude about sending over my resident history form. She was not only rude to me but to the Apartment Company trying to get the paperwork from them as well. Will NEVER live in another WCSmith property again, I don't care if it's gentrified or not. The business practices of this company at the expense of low-income individuals is disgusting!
