My loan processor order an appraisal on Saturday and they did it on Monday, it was a drive-by appraisal but it was super fast. the value was conservative .

Not knowing anything about the appraisal process, I called Lenders 1st Choice for information because they came highly recommended by a friend. They were very nice and very informative. Answered all my questions . I will definitely be using them when My husband and I are ready to complete the process!

I had this appraiser come to our home to do a refinance as 3 of our neighbors just did a refinance. They all had done minimal updates to their home and received a 10% increase in value. All of our homes are same age as we are in a subdivision and 2 years old. We had put in $25K into our home and expected to at least get the same 10% increase in value. This appraiser gave us a 6.5% increase and used a sale come that was 10 months old and used a comp that was also 25% higher in square feet that was a very low outlier compared to the rest of the comps. If you see that you have been assigned this appraiser I would ask your lender to pick another. I would give them negative stars just like I got a negative appraisal.

Be very careful with this company! A local credit union uses them for their refinancing and HELOC's. They are doing "drive-by" appraisals now because of Covid. They must fly by doing 60 MPH because they missed our pool (seen from the side), fenced-in yard, being on the golf course and pond view. Might just change the valuation...we had to pull our own Comps because they came up with houses that included carpet in all of the bathrooms and 70's-80's fixtures, etc. I had already sent in pictures of the hardwood floors, tile floors, updated kitchen...then spent a whole day pulling more appropriate comps...and THEY got paid.

This company was given plenty of chances to appraise a property using the proper procedures and comps, but instead used comps that benefited its lower valuation and did not match the premium features or renovations. Instead there were 2 very compareable properties that they avgd in with NON compareable properties which does not make sense. Except for the incompetence in the industry and the appraisers under the heel of underwriters.

Most pleasant experience with an AMC. Friendly and helpful staff that understand that appraisers work "with" them not "for" them.

Working with Lenders 1st Choice has been great. Both Jaylyn and Karen have been extremely helpful and a delight to work with.

I spoke to Karen on the phone today. She answered my questions promptly and accurately. She was so pleasant and knowledgeable. Thank you for all your help.
