I've been partners with Franklin managing my single family rental home for 20 years. They are professional, flawless in maintaining or contracted agreement and charge a flat 10% of the rent. Their knowledge of the Motto Bay rental market has more than paid for the fee I pay.

I rented from Franklin for over two years and every interaction dealing with this was subpar. When I moved in, there was no walk through completed. During our yearly inspection, they canceled our appointment. We reached out multiple times to get our appointment rescheduled and they were non-responsive. We lived in our rental for a year with black mold growing in our kitchen because they again were non responsive. We sent photos, tried to get them to come look at it and it took them months to take us seriously. When they finally sent someone out to look at the mold, they sent out a cleaning lady who refused to help because she knew this was not a “cleaning” job. It was MOLD. The cleaning lady didn’t feel safe. Finally, they sent out a mold specialist to look at everything. Eventually our entire kitchen had to get ripped up and we were forced to stay living in the house for almost a full month with no kitchen, no working sink to do dishes. No where to cook. Pretty sure that was illegal. When I put in my 30 day notice to vacate they didn’t respond for TWO weeks and that was only because I had to send another email asking them to confirm they got my vacate notice. Then they panicked and called me telling me about the move out process. Now, I have been gone for more than a month and I have not gotten my deposit back at all. I requested a walk through to be completed when I moved out, I EMAILED TWICE! and they never completed a move out walk through with me. How are they in business? Tania, if you’re reading this or your boss you should be ashamed that you can’t even respond to an email or act like a human.

I rent an office from the folks at Franklin Real Estate and have been thankful for their kindness and welcoming personalities. The whole family is so nice. When I moved into the office I had a request that was handled immediately and a few months later they also allowed me to switch offices with no problem at all. Impressed all around.

We have been renting from Franklin for 3 years now and we have never had a problem with this company they have always been outstanding. We have always dealt with Joan and Jill and they have always been totally professional. we have had a couple of problems with the house and each time we have called the problems have been dealt with very quickly and nothing is ever a problem. In my opinion this goes both ways if you look after your rental as you should you should have no problem. When I was initially looking for places to rent in the Morro Bay area, I stumbled upon a near-perfect two bedroom home near Morro Strand Beach. The sign in front of the house said that the property management was Franklin Real Estate & RentalsI, so I took to the internet to find out more information regarding the property. I came across all of these terrible reviews from past renters of the property management, and was immediately discouraged. Fortunately for me, I did not take the reviews too seriously and decided to go talk with the folks at Franklin in person. To my surprise, I was immediately greeted by a lovely woman at the front desk who was quite enjoyable to talk with... she not only gave me information on the home that I was interested in, but also pulled up listings of similar homes in the surrounding area, some of which were not even managed by Franklin. She was very personable and helpful, and she made the application process pretty simple and straight forward. After I was approved to rent the home, everything was so easy from there on out. I made a checklist of things that were currently wrong with the property, so that I was not blamed for them later on, as did this "evil" Joan that all of these previous reviewers seem to be hating on. Anything that was on my list that she did not catch was fixed within a reasonable time after moving in. About a week into living there, something went wrong with the pluming and an electrical switch. I left a message with the woman at the front desk at Franklin and the "evil" Joan called me back within thirty minutes... she seemed very pleasant and had a repair guy come out that day. The repair man was at my house within two hours and had fixed everything that was wrong, and I haven't had a problem since. In my initial checklist to Joan, I had written that the house could use some fresh paint on the exterior and a facelift on the landscaping, but wasn't expecting anything to happen. Within that month she had a painting contractor repaint the entire exterior and a landscape contractor was here two days later to install a new sprinkler system along with all new plants and flowers. The house that I initially thought was near-perfect is now the perfect place to live! I have dealt with plenty of bad property managers in the past, so I was definitely nervous about choosing Franklin after reading the reviews online. Fortunately, I have had a complete opposite experience with them compared to the previous reviews. EVERYONE that I have dealt with at Franklin has been great and I have not had a better rental experience anywhere else, so I felt that it was necessary to get another persons point of view out there. I think that as long as you are respectful, communicate with the staff, and follow all of the rental guidelines that Franklin has, then your experience with them will be a good one... Hopefully as good as mine has been thus far!

Renting from them was the worst year of my life and the owner is a friend of my family. Matt and jack franklin are very nice how ever their rental department needs some serious help. We found a charming house in morro bay to rent little did I know the landlord was hell we were notified by our rental company that contractors were coming with less than 24 hr notice contractors would show up on not scheduled days and one time destroyed our personal property to whee the police showed up. The owner of the house would show up at our house to do something with his whole family kids and all in the backyard playing on my sons toys. Another time he showed up with his family and his father put his hands on my son shoving him back. We were not allowed to smoke on the premises of our house however all The contractors they hired would be smoking at our house the landlord the owner of the house and his family would smoke in our yard and at her house and when this was brought up to our rental agency nothing was done about it. Milton stopped responding and wasn't even there the last month of our lease before we left we had someone completely different. Then when the equipment in the house that we were supplied with the appliances malfunction the owner wanted us to sign something saying we would be responsible for the costs when we moved in it was full of sand. Then I had to call the day before the time was up for are 21 day security deposit return threatening to go to court only to then receive a text message to pick it up so glad it's my responsibility to track it down. Once we finally received it back we realized the deducted money for having safty locks on the cupboard to have them refinished yet the posted pictures this same week for the house to be rented with the safety locks still on the cupboards so I guess we will see them in court. What ever you do good luck with trying to rent and I hope you don't have to deal with the owners at 2101 sunset ave .

I literally laughed out loud when I read the only good comments, which came from the employees at Liberty themselves, pretending to be satisfied customers. Let me tell you a quick story regarding the absolute pretentious small-brained beings at Liberty Property management. I literally felt as if I had stepped back into the age of Victorianism!! When my husband and I first moved here two years ago, we made the HUGE mistake of trying to rent from them. We were moving here to open a business and had over 17,000 dollars in the bank. We found a place on their website, filled out an app, faxed it in and was approved. When we arrived in town after a five hour drive, my husband and I both walked in, excited to be there finally. My husband and I both have a significant amount of tattoos because my husband is an amazing artist!! The moment we arrived, the lady at the front desk, looks us up and down LITERALLY. Then asks us to take a seat as she had to go grab some "paperwork." My husband and I both felt the awkward vibe from her and sat down reluctantly. When she came back, she said, "there must have been some mistake, but the property you're looking to rent has just been rented out...." ARE YOU KIDDING ME. SERIOUSLY? THAT OBVIOUS HUH? I asked why there was such a mix-up and how it could have been possible because we had spoken, I don't know, about TEN TIMES over the phone, saying we wanted the place and would be in town to sign papers for it!!!???? I then called her out, saying, "just because I have tattoos, you're going to turn me away with 17,000 dollars in my bank and an OUTSTANDING rental history? She then called out the owner, and another small-brained woman from the back, who told us to leave before she called the police. If you valued your civil rights and yourself, you would give nothing more to Liberty than a simple smirk as you drive by their office. All these BAD reviews are not just from "renters who fail to communicate" it's because property managers believe they can get away with murder, charging OUTRAGEOUS prices for absolute dumps, demanding rent on time, demanding you don't breathe too hard on the paint from 1879 and to not ask for a single repair. I wish them nothing but FAILURE.

This office rented my husband and me a condo on February 14, 2013 and then contacted us TWO weeks later to inform us that the owners of the condo were putting it up for sale. When we finally found another place to live, we cleaned it from top to bottom. But when we received our deposit back, they had deducted a cleaning fee (for what?) of $90 and $95 fee to repair patches on the wall that were already there before we moved in, and that were noted in our rental agreement. This office is dishonest in their dealings with their tenants and I would never recommend them to anyone looking for a fair and honest rental office to do business with.

Our experience with this company was awful. Really, really awful. After missing a scheduled inspection, Joan came by unannounced days later while we were out. Like many others below, we were horrified at the way she talked to us about our home. Despite having her back a couple days later to show her that any issues she had (like a 2 yr old's scribble on a closet door) were addressed, she apparently told the owner we weren't maintaining the house well enough and we were kicked out on our ears soon after we complained about the illegal entry. Joan's final inspection before we left had me in tears. She tried to hold us responsible for unreasonable things like eradicating bamboo we didn't plant and tree trimming, carpet "stains" she saw when she inspected that were completely gone after cleaning, and "damage" that existed prior to our tenancy, like a long ago patch on a bathroom wall and a crumbling ancient garage cabinet with wood that came apart in our fingers. Franklin may take care of its owners, but it does not respect its tenants at all. I strongly urge anyone considering renting from this company to find any alternative you can. What they do is not just rude, stressful, and potentially devastating to a family's safe haven, but it's illegal. Don't rent from Franklin.
