“The Dream Team” Rich and Jessica! (And anyone else who I didn’t directly correspond with from their team) got me out from under a horrid loan of 10 years and gave me the chance for fresh start after several medical/personal setbacks put me into a financial slump. My experience with caliber was great until it came property tax time. I ended up paying my property tax when it should have been paid by caliber. Now, I'm out $1500.00. I would have been nice of caliber to send a reminder to not pay the property tax bill. Hopefully, i get it back in August.

I have the most traumatic experience with this company possible, Colorado Springs branch. I heard Caliber has a decent reputation here, so I don't want to trash the whole company, but my dealings with loan officer Paul Abair and office at Research Parkway in Colo Springs had horrible consequences for my family. I was offered a work transfer from Tampa, FL to Colorado Springs. Since we were planning to purchase our first house, I tried to be a "smart" and contacted local real estate agents first to see how the house market in Colo Springs was. Paul Abair was recommended to me as a person to apply for a loan. So I did, in April 2017, 2 month before the planned move. He prequalified me for an FHA loan or CHFA (down payment assistance program) loan up to 175,000 and recommended to take CHFa and only put about 1,000 down. I got to Colorado in June, contacted the real estate agent and we start shopping for a house under 175,000. After couple weeks we put an offer on one. I paid earnest money, paid for home inspection, plumbing inspection and went to sign application for the loan. In the very first step, it got denied by underwriter (did Paul even run it through automated underwriting system, what is available to all brokers and loan officers? Most likely not). Mine income debt ratio wasn't good enough for CHFa and FHA required me to pay of my old collection first. Now, I don't question FHA asking me to pay first my old bad debt, it makes sense, but I wish Paul Abair told me about it in April, so I could calculate the debt in my purchase price. Also, my income debt ratio didn't change negatively since April, opposite, I'm making about 30% more in Colorado than I was in Tampa, and my credit score is higher about 20 points. Everything points out Paul Abair din't do the prequalification process properly, he just send me a bogus pre qualification letter. (Since than my real estate agent got me in contact with another lender, and they immediately said, he had to see the outstanding collection right away and everyone in the industry knows that FHA rules changed and require every collection over 2000 dollars to be paid, so should Paul) . The consequences are, that I'm in a new town with no place to live, is July and I don't have a home for my son to start school, I don't even know at this point, if we qualify for a house in this town, there is literally nothing on the market in Colorado Springs under 160,000. If my new lender doesn't somehow figure how to get me in the house of that price, we literary homeless! Making mistakes is human, and we all do them, but Paul's Abair's mistake literary screwed over a mother and a 12 year old kid. I'm still waiting for an apology.
