This group does offer the best rates in the industry, but be prepared to pay for it in more ways than one: 1. We paid through the nose to buy down our rate. Almost $10K…and the final closing document had our locked rate (pre buy down) 25 BPs higher than what we were approved and signed for. That just seemed shady. 2. The classic “right hand didn’t know what the left hand was doing” scenario meant we had to send documents more than once to the portal and deal with more than one person. 3. Communication was great when they needed something from us, but was absolutely terrible when we needed a status update or something from them. In that case, they were MIA. 4. The last-minute scramble in the days prior to closing and on closing date added unnecessary stress to an already stressful situation, and could’ve been avoided with better communication. We did everything we could as soon as we were tasked with doing it. I get there were components involved that were beyond anyone’s control, but to provide zero communication until after we’ve expressed our frustrations is not a good look. 5. On closing date: We finished signing our closing documents and even had our portion of wired funds transferred the day before to the title company, only for title to tell us that aspire/Texas lending was AWOL and not returning calls or replying to emails regarding funds they apparently had NOT wired until that morning. Because our main POC was AWOL again, I had to call the processing lady, only for her to tell me (with attitude) that I had to speak to someone I’ve never heard of about the status of the delayed wire, as if I was expected to know these things. A good lender proactively communicates with all involved parties and demonstrates that things are under control. When they’re not, they communicate with everyone without leaving another wondering where something is. But the good news is, they’re going to sell my mortgage to another lender anyway, where hopefully the process is better going forward.

He was available whenever I had a question and never left my question hanging until Monday or the next business day. In addition to keeping me focused and on track to close, he kept the whole “Team Knigge” moving towards a quick, seamless close on my behalf. My agent did an awesome job, they kept me abreast of the loan status and items I needed to complete to get the loan closed on time. They are on top on things, keep to their commitments and keep to their word. I have had 2 other transactions this year and none were as smooth and easy as dealing with Aspire. I will use them in the future and would highly recommend them to anyone needing a competent and uncomplicated firm.

Beware!!!! Documentation needed changed multiple times. I was told I needed a specific amount of monthly income, and when I showed that I had more than enough, some aspects of my income were no longer included. Ratios and financial rules changed during the process. Documentation was required, but no one could explain why. Even the loan specialist I was working with couldn't understand why requirements changed or new requirements were added.

I rate Texas Lending at 1 star because my experience was horrible at Texas Lending. Do not trust that they will stick to the offer they initially give you. My experience was TL matched a offer I had from another lender. I had a great experience with the mortgage consultant Stephanie Mishou so I chose to go with Texas Lending. I was extremely prompt the entire process getting what was requested. Nothing took more than 48 hours most only 24 hours. I sent a corresponding emails saying everything was uploaded and ready. I was sent emails from the loan processor saying she needed the same information she had asked for and I had already sent her emails that I had uploaded.. After weeks of no response I was told it was a glitch in the system and the loan processor had to get with IT. A few days passed I inquired again then I received a out of the office reply. Finally after weeks the loan processor responded she had the info. The employment verification took just as long. The loan processor said she sent inquiries but the companies never got them. I had to call the companies myself they never got anything from Texas lending. The processor then sent or resent the info and it was immediately responded to. Third slow up was on my home equity payoff. That was actually in her spam that wasn’t checked. I continued to tell her they sent it. So in the end Texas lending penalized me for their employee lack of knowledge. This was supposed to be a 45 day process. A month lost because the loan processor Ms. Bull did not do a good job. That cost me over $1000 dollars. The extension on my loan was not my fault it was because the loan processor. Texas lending was matching a offer I already received. I’ve sent screenshots of emails documenting everything but was still penalized. I question if it was intentional just to go back on the original offer. So much time had passed at that point I went against my better judgment because I wanted the process over I signed with Texas Lending. I will not work with them again and I will be sure to tell everyone my experience.

My husband and I are so happy to have worked with Aspire Lending to help us achieve our dream of owning a home in TN.
