Terrible experiences with Advisa. Delayed my closing multiple times with insanely basic mistakes. Constantly blaming the customer and everyone else but themselves. Can't be trusted. The title companies hate working with them. They're unprofessional to say the least and criminally negligent at the worst.

Terrible communication. Market rate was 2.75% and was offered 3.5% with 825 credit score and 20% down. They don't answer calls or emails. They actually locked in my rate without my permission. Very unethical company to do business with. Do your research beforehand.

If you are working with Sara Sterling, better try to change it. She is not professional at all, during my recent purchase I literally need to call her at each step. Her documentation has many wrong dates including closing date. She will fool you and delay your lock rates date and wait till the end to give your very high rate. I understand thats her job but she should not be fooling by saying, we will lock your rate when market will be best for you, bla bla bla .. very un professional.

I never write reviews as most people, we usually write comments only when we get a terrible experience. But I wanted to share this one to prove not to believe every single comment you read online. I had an awful experience with a different lender and got declined a mortgage day before closing due to mass furlough April 2020. We found the great home with Gehan homes and started the process with their preferred lender, then I went to see the reviews and got a little scared. Due to a bad experience in the past, I called Olena with every small question I had, and she was very patient, responsive, and professional. Our closing was so quick and smooth that I still don’t believe we have a new home and why I worried so much. Just wanted to thanks again Olena, Advisa mortgage, Gehan Homes, Collin, our sales agent, and everyone along the road.

We were paired with SONJA PECHAL and I can't recommend her enough! She went above and beyond for my wife and I in order to get our home. She clearly and honestly explained the financial aspects and options we had, never tried to sell us on something, and was so clearly an EXPERT in her field that I'm recommending SONJA to ALL of our friends and family who are looking to buy or refinance a home. Sonja, you made this happen and you're truly one in a million. Will recommend ALL friends, family, references to you. Advisa better be grateful for you because I've never seen a better person in the industry than SONJA!

Wow I wish I had read the reviews first because if I had I would have went with my own lender who had already approved me. I went with Advisa based of Gehan’s recommendation and incentive to save 5k off the sales price. I received a call the day before closing to reject my loan for a reason that should have been disclosed to me in the preapproval process. This happened three and a half weeks after Advisa received the information they needed to make this decision. As a result in the delay of rejection, I incurred nearly $2000.00 in legal fees for a legal document that Advisa requested that my attorney have drafted and for me to sign and have notarized and submit in order to close. If I had received the this information within the week that I had submitted the information needed for the approval I could have avoided these attorney’s fees altogether. I am highly disappointed and feel cheated out of money spent that could have easily been avoided with timely processing and accurate communication. I was told repeatedly that we were good to go. Having been through the home purchasing process before successfully before with another lender in years past that was much more communicative and thorough, I am appalled that this even happened and will not be using Advisa again nor recommending them to anyone else.

I wanted to make sure and write a review after my closing using advisa mortgage because when I searched reviews when I initially applied with them on my new build with gehan homes I was terrified by the below reviews. Just want everyone to know that we had an absolutely wonderful experience with them. Olena our loan officer and Paula our processor were both so kind and helpful- even late at night. Im sure that we were not the easiest clients either, we had a few credit blemishes as well as using a VA loan which requires much more paperwork. I would use them 100 times over and recommend them to everyone!

In my opinion Advisa Mortgage Services is about quantity not quality. I was in the "closing phase" of my home since October 29, 2020, I did not close on my house until December 9, 2020. Getting questions answered or getting a hold of my lender was like trying to get in touch with the CEO of any company... nearly impossible. When I would confront the individual on the lack of communication, the lender would begin to raise her voice and tell me that I do not know what it is like to work from home during COVID and have children! True, I do not have children of my own, however I work with children and I understand what it's like to work from home during these times; however, I needed my questions answered when I am getting ready to the biggest purchase of my life. I spoke to the lenders supervisor multiple times, however things would be okay for a few days and then they would go right back to the old ways. The other thing you should be prepared for, is for them to ask you for documents every week and the reason they say is because the "documents expired." I would not recommend this company or the lender to anyone any anytime. My advise would be to do your homework, review the reviews, ask how experienced is your lender in the market, and ask as many questions as you want - you never can ask to many!

WOW! Where do I even start, first of all I should have read the previous reviews and taken a hint, numbers dont usually lie. Everything started out more or less well, we were set to close March 5/2021, on March 1/2021 Olena calls us to tell us that our appraisal was $30,000 short and that we will need to fill the gap to close on time. SHE HAS BEEN SITTING ON THIS INFORMATION since February the 10th, for almost a month they hid that fact from us, like WOW, who does this for their clients? When I started to ask her difficult questions she started to say oh 'Dont shoot the messenger' or 'Im just the messenger' YOU ARE THE LENDER, who takes some responsibility here?? Because if its not you, then WHO?? Anyways, after this $30,000 inconvenience, my wife and I decided we will fill the gap just to close on the brand new house we've been waiting 7 months for. We go make the cashiers check, ask Olena 100 times if everything else is good to go, she assures us that yes absolutely. On March 4/2021 at 4;15Pm which is less than 24 hours before closing, Olena calls us to tell us that the already $30,000 short appraisal is still too high and they will need to reduce it more to make the deal work. Our closing costs went from 40k to 55k to 65k. These guys are an absolute JOKE, they wasted a ridiculous amount of our money and time. THE WORST PART is that GEHAN HOMES recommended these morons, I ALREADY HAD A LENDER and was approved with them. But they said you'll save 5k on closing costs if you use their "preferred lender" Let me tell you this, MAYBE I'd be living in the house if I used my original lender..... But instead Im out about a bunch of money out of pocket that I lost for no reason. Just for the sole reason of Olena and Advisa's lack of responsibility and care. I WOULD HAVE GAVE THEM NEGATIVE STARS BUT CLEARLY THATS NOT AN OPTION. Obviously I wouldn't recommend them to anyone who doesn't want to waste their time, money, or go through the emotional rollercoaster. Worst thing is, they make you feel like its YOUR fault that this happened. SHAME ON YOU OLENA/ADVISA!!! DO BETTER!

If I could rate them no stars I would! I was excited about building my home instead of going to my credit union while my score was still decent I went through them. I waited a month and a half for them to tell me I would have to try another loan choice. The financial consultant never reached out to me nor followed up with me. I always had to call the sales person to get a response through them. If your credit is less than 625 don't waste your time because it's to much work for them. I chose a better builder and got a better deal in the same neighborhood for a higher price. Great sales guy and was determined to help but their mortgage company are poor communicators.
