Watch out for your electric bill. I had to pay an outrageous monthly bill of $250 for just my wife and I. We go to work 60 hours per week. I don't understand why the bill is so high. When I bought my house, the electric bill is only $75 per month. I just don't believe it!!!! When I bought the house, I moved out of the unit 7 weeks in advance. I didn't cancel the contract because I would pay 2 months termination fee. The apartment unit was empty for more than 6 weeks, but I still received the electric bill for more than $110. I confirmed no one moved in there yet because the unit was still mine. Nothing used electricity because I turned off all the light, air conditioning, and the fridge, but the meter still going up. Is ghost using electricity there???

My rating is for the staff and the process for getting an apartment on hold until the person would move out at a later date unfortunately due to COVD-19 I was unable to commit to moving into the apartments anymore. Carey and the manager Maurisha helped me with the process ending the hold and returning my deposit back due to special circumstances. I currently have a friend who lives there and enjoys living there.

I just signed a lease and moving in this weekend. My roommate and I literally looked at a dozen apartment complexes in the Roswell area. The Lodge is the best in; property, value, unit size, location and staff. So far, I am very impressed. The property is beautiful and clean. We made our decision late in the day, and the staff stayed after hours to get us squared away. Gio and Jeannette showed class and dedication to their work. Thank you for your time! 5 stars. I look forward to being a resident at the Lodge on the Hooch!

Great Apartment, my only regret is not getting a top floor. They guys above has a pet elephant and fast kinds on the weekends. other that that the apartment is great. Great location, spacious floor plans, huge closets, screened pouches and more. I would recommend especially if the rent does not increase.

This contract CAN BE REJECTED AND YOU CAN STILL LEASE THE APARTMENT. If they refuse to lease you the apartment without the Parking waiver signed, report them to the BBB. This is a suburban neighborhood with no access to public transportation or public parking. They can not force you into a contract in which you have no other option to park somewhere else, or NOT get a reserved spot. TO ALL CURRENT RESIDENTS - HAVE YOUR PARKING MONTHLY CHARGE REMOVED IF YOU DO NOT HAVE A RESERVED SPACE, IF THEY DO NOT, REPORT TO BBB.

Renewing my 3rd year release currently- Why? Because I love my surroundings, space, and comfort. I have researched all other options to other apt complexes and nothing stood out when it came to my "requirements". Pros: Location Location!! Nearby yet far enough from Roswell Road and GA400. River recreation just a few steps away. Large rooms/sq.footage is excellent. Huge walk-in closets sold me! Laundry washer & dryer in units. Balcony is spacious and screened to chill outside without the bugs. New and updated appliances, respectable kitchen. Clean landscaping, well maintained. The pool area makes for nice photos where my friends thought I was on vacation (yes it feels that way!). Community bbq grill near the pool along with picnic tables and chairs. Thankful for the fitness center, as it serves it's purpose and kept very clean. Let's not forget of the basketball & volleyball court just in case I get bored. Friendly and responsive staff & maintenance workers, never experienced a problem with staff. Cons: Extremely drafty windows, doors with no insulation- as a result electric bill peaks every summer & winter! The electric bill fluctuates between $40-220 per month depending. Parking issues on weekends, I don't understand where all these people are coming from! My typical parking spot is usually taken, and it will cost me more per month if I were to reserve parking (which I don't). Other thoughts: I was smart to choose the 2nd level unit so I wasn't subjected to hearing heavy feet above. New lighting throughout the entire complex has been installed for safety reasons, ok great, but now it lights up my bedroom and I find the lights more of a nuisance than help. Streetlights are more of a ballpark caliber and need to be toned-down a bit. Overall a comfortable place to live, I am so very happy to have found this neighborhood. Visiting friends and family all have complimented my home and the Lodge property.

I had spent months looking for a new apartment. Every place I viewed had some sort of issue price wise or just general living standards. The lodge exceeded all of my expectations. Viewed and signed the same day I visited the lodge. The entire staff was extremely helpful and friendly. They provided me detailed answers to every question I ask, as well as helping with any concerns I brought up. Could not recommend the lodge at chattahoochee more. Perfect place to live. I have lived here 1 month now and I am absolutely loving it. 5/5 would definitely recommend

One star is too much! I was just submitting a review and it was taking away. Anyways my neighbor above me works for this apartments, washes clothes at night, I complained and she is still washing clothes late at night! I put help tickets and they don't show up and when they do, they want you to give them a good review. I pay every month for pet control, yet the person they send spray a small area and put the container away. I have cameras! Sucks! It is 11:30pm and this person abica me is still cracking up my ceiling. It is really ashamed that people have no respect for others!

I wanted to love this apartment complex. It is so close to 400, right on the river, and close to both Roswell/Alpharetta, Buckhead and perimeter. I really wanted an apartment with hardwood floors, and the complex definitely does have that. I do like that when I thought my heater caught on fire, the maintenance staff came out to help me immediately, despite being in the middle of one of this winter's ice storms. He even offered to bring me wood for my fireplace the next day, just in case it was broken again. Really, he was great. But yes....again. We found out halfway through our lease that one of our burners was not working. The maintenance was quick to respond about our dryer being broken, twice. Unfortunately, the fire I thought I had, was actually the smell of burnt cookies from my upstairs neighbor. I also had to call regarding the fact that the fire alarm's batteries were dying in the apartment upstairs...which I could hear loudly in the middle of the night. I know that apartments have thin walls for the most part, but these are the thinnest walls I've ever had. I've had more power outages in this apartment than every other apartment I've been in (I've moved 7 times.) Sure, this is mostly Georgia Power's problem (a completely different rant), but given that for nearly 2 months, I lost power at least once a week to once every other week. Currently I am sitting with a blown fuze in my apartment, so I don't get power to my bathroom or closet, or one of my walls. I don't think I've met an apartment complex's employee that I actually liked, and this place was no exception. We were met with rudeness even prior to moving in, but we decided to give the place a try. It didn't get better, though I did like the former manager— she worked with me on a mishap. We pay for parking every month, yet there have been many, many times were I've had to park buildings away. What exactly have I been paying for, other than a decal on my car, that means nothing? My roommate and I are going (amicably) our separate ways, which that, coupled with the 15% increase on our rent, was enough to cause us to move. I don't know if we would have stayed if circumstances would have allowed us to. The biggest bonus is that any new residence does not have to worry about DirectPath internet, which is the worst connection.

It’s taken me a long time to finally write this review, because I’ve been so happy in the house I bought. I’ve lived and rented in three apartments and one small house over the years and the lodge was the most expensive with the worst experience. The apartment I had was close to a pond in the tree lines where mosquitos bred like crazy and would come into my apartment. I was bit once or twice a night. The floors are paper thin. My neighbor upstairs was a pacer and she avoided my knocks on the door. The previous couple upstairs complained they could smell my cooking once, but I could never hear them walk. This lady paced twenty four seven. I could hear her pivot on her heels. I could hear toilets flush. I could hear small parties on the other side of a wall. The water and electric would go out once a month at a minimum. One time the water was off a whole day and we were not able to shower and go to some planned events. The delivery of packages by USPS was a nightmare. They wanted to only deliver to the front office. I didn’t care for security, but after finally getting USPS to deliver packages to my door the leasing office put some locker system that requires a CC on file and would charge a $20 fee for holding a package more then a certain amount of days. No thanks. I opted out. Started having problems again with USPS. The way the billing worked was kind of weird. You payed a management company for pest, water, sewage. The price steadily increased each month. Why pay for parking? There’s no gates there’s plenty of spots. And if you wanted priority parking it was more money. Office hours were kind of limited which made packages or other problems time I’d have to take out of the office. Nobody was even around for walkthrough on exit. They kept half of the deposit which I expected from reading the reviews. We mopped and cleaned the inside so outside of normal wear and tear they just decided to keep the money. On that note people there seemed to be kind of happy. So what do I know.

I understand your frustrations with neighbors and utilities, but I'm curious if you ever reached out to management about noisy neighbors. Additionally, we always send out emails to residents in the event that we need to shut off water or the like for maintenance. And as you alluded to, the package lockers were mainly installed to curb thefts. To speak to your concerns with your deposit, we tell all residents in their leases, in move-out orientations, as well as emails that the only real way to ensure that you don't get a cleaning charge is to hire a professional cleaning service, as you need to return the unit in the same condition you received it, as the unit was professionally cleaned prior to moving in.
