Company was able to get us into a home with no money down... Pretty sweet right? Closing didn't happen the day it was supposed to and no contact from anyone there that day. We called the realtor and we're were able to close the next day. It's what has happened since closing that deserves one star. They will email you and text you relentlessly asking for a referral. Ricky sent me a Homebot link which showed my home actually had 2 mortgages on it, the one we are paying on at 6.25% and another one equal to closing costs for 4.5%. Why didn't we get the same sweet rate? So, I attempted to reply to one of his spam messages and was advised the server was unable to process my request. When my mortgage hit my credit report, it showed a balance of 184,000 which is what I paid for the house, not 177,000 which is what US bank says I owe them.. if you like financial smoke and mirrors and no response to your questions about your mortgage after it's closed call Ricky Miles!

Ricky has done probably five or more loans for our family. There were some complicated issues we had to resolve a couple of times. His vast experience was extremely helpful and his knowledge made the process go smoothly . He has always come through on our loans and I have had the upmost confidence in his abilities as a mortgage broker. Thank you for all that you've done. My Mom was able to stay in the home until she passed away and that was a huge blessing for all of us.

I am a realtor in Payson and am working currently with this lender. Here's my experience: No loan update in 30 days, which violates the Arizona contractual requirements of having a Loan Status update within 10 days of contract acceptance. I reached out to the lender and was promised this document four days ago and still waiting. Called the office number with no answer. The buyer is at risk and no one seems to care. For the record, I represent the Seller. This is a sure fire way to have a deal fall apart. IF I were a Buyer, I'd run for the hills.

Ricky Miles totally lied to me. Had an appraisal that came in low from prior lender. Talked me into a Heloc instead of starting over for the cash out. Guaranteed me it was a fixed rate at 3.99 only to find out at closing it was an adjustable starting at 4.99. He'll talk all nice to you when you 1st start out with him but then after that he dumped you off to his staff when there are problems. I feel bad for his staff they are getting thrown to the wolves from his actions. Loan took almost 3 months to get done with appraisal and paperwork needed to do loan within 5 days of taking application. I could of just gotten a new appraisal and been done with it. DON'T DO A LOAN WITH HIM. AS ONE OF THE OTHERS HAVE SAID HE IS A USED CAR SALESMAN!!!

This is my second loan with this company. Ricky and Jennifer have delivered as promised both times with a clear line of communication through texts and emails. There was no need to call them with questions, as the text messages kept me up to date on the process of my loans. Overall the process with this company has been easy and stress free. They just sell your mortgage to a bigger company. You work with 3 people after they call you advertising the 500 down option. During the process they’ve violated a few UDAP (federal banking regulations) during our mortgage process. Ricky sent me an email saying what I would qualify for with their 500 down option that I applied for then when I needed the pre approval letter they told me I didn’t then flipped it to FHA. Our closing date was pushed back because their UW needed more documents and they didn’t inform me until the day before. They are not familiar with their title company so everything was a mess. They just flip loans to who ever will pay the most for it. Wouldn’t doubt they advertise their 500 down and flip for FHA so they can sell to a company like penny Mac. Better off just going through and actual bank or penny Mac directly.
