    If you enjoy living with black mold and being charged for amenities a month before you move in then I highly recommend these apartments!! Also i did call the maintenance person because our bathroom ceiling was leaking from all the mold and all he did was look at it for five minutes and then he left and never came back so please don’t tell me to contact someone when I already did. Maybe try actually fixing things when they need to be fixed and maybe just be decent human beings to your residents. Maybe then you’ll actually get good ratings.

    I moved into this complex 15 months ago, and today is my last day there. When I moved in, I kept faith that the issues I had would get better. First, over a year ago, the woman who got me to sign the lease was apparently fired right after I signed it. She told me something completely different than what was reality- that I did not have to pay a security deposit, and that I could pay the rent on the first, when I was moving in just two days before. This thankfully wasn't a huge issue, but it was a huge inconvenience being told this the day before I had to be out of my other apartment and into the new one. After that, we had trouble with our shower not working at all- and it took about a week for someone to fix it. We then had a problem with our sink not draining right after we moved in, and our dishwasher leaking (this stopped after the sink was fixed, so I assume it was a related issue). Since then, it has been fairly quiet except for they painted the hallway. They had a letter up stating to keep pets crated while you're not home. I kept my cat in a room for over two weeks while I was at work expecting work to be done- and it never was. Then when they DID paint, they painted over my door and it took me five minutes to try to open it since the paint had glued it shut. I had planned to move for a couple months, and filled out the forms to do so. They asked about a date they could come inspect the place before I left. I selected a date that was at the end of last month, took off work and everything. They never showed up, never heard from them again. That day I called the office multiple times, left a message, and never ever heard back from them once. They never showed and so I never got an inspection before I move out, so we'll see how that goes. I'm thankful for the lease to have ended, and to be going to a much nicer place. This was a ridiculous experience and I made a ton of excuses for them trying to make the best of it, but please don't settle for this place.

    Love living at Park Guilderland. Management is great. Things are fixed right away. Love my studio apt and washer,dryer in my apt makes my life easier. Cat is very happy watching outside life! I have no complaints. Rent is reasonable.

    The reply below? Seriously? I have stopped in and contacted you to resolve my issue and your response was "it's an amenity therefore its not considered an emergency." Going longer than a week or 2 without addressing a problem that your tenant has is mind boggling. Beware people, the management here are pathetic trying to make themselves look good with these responses by telling me to contact them to resolve any issue as if they are hands on when indeed they are not. I did contact them and their response was quoted above. Here's a perfect example for all prospective tenants. Read this post and the one below. Again, nice place; management/maintenance makes it difficult to live comfortably. This place a one and done type situation. Sign lease for one year, realize they are a mess, start to regret living here, then look somewhere else. Hopefully know one makes my mistake because they aren't willing to fix theirs.

    I had moved to this apartment complex, at the end of March. The apartment is very nice and very cozy. The amenities are through the roof here. You can't beat the price! Washer and dryer in each unit, along with a dishwasher. The appliances are newly updated, and work fantastic. I have gotten to meet both Janelle and Corey, as well as a few maintenance men. All have been very kind! When I moved in, my washer stopped working a few days in. I called maintenance and they came and looked at it the following day. Within two days, Sears was at my door to fix my washer, just as Janelle promised they would. They are pet friendly, and provide waste bags and waste receptacles in the lawn area. The apartments are extremely sound proof. I'm not sure how they do it, but I've heard nothing from anyone upstairs, or on either side. There's occasional banter between people in the hall, but that's to be expected. The other residents seem friendly as well. The location is greatly filled with nature. Surrounding preserves help make this place seem like the Country. The grounds are always kept up, and the hallways are vacuumed and smell fresh and clean! The complex is about 6mins from Western Ave. I would absolutely recommend Park Guilderland to anyone! -LaMar

    And this response is BS below from the owner. If you were sorry as you stated below then you would have had my amenities fixed when i made a request. You should have had my amenities working before I moved in. Instead i was given some BS excuse when you told me its not considered an emergency so you wont fix it right away. Why would you move me into an apartment with non working amenities if you truly care about my experience. Someone who is sorry would have taken immediate action instead of saying "its not an emergency." Why did i even have to wait several weeks and even months just to get someone to come to my apartment to check out the issue at least? Would you want your washer fixed asap if it was broke? Would you want your A/C fixed in summer when its broke? Because i definitely wanted mines fixed as it wasnt even working to being with when i moved in and i told you that, yet you would not do it until i told you my son has a heat rash. 5 minutes later you send someone up. Seriously? .....I share the same opinions as the others below based on my experiences besides the lady below me saying the new ladies are amazing. I can't wait until my lease ends as the landlord has bothered me more than once asking for something that is not required and I've been here for less than 6 months. First was rent/pet money that they believed was due for my 2nd month because they didn't credit my account. I was due a credit because before i signed the lease I gave them the amount of $ that they asked for which was more than what was due (good thing i was looking through my lease at the time of signing because that's when i noticed i was overcharged. I waited to see if landlord would tell me that I was overcharged and when she moved to the next page i spoke up where she replied my account would be credited). Well, they never credited my account and tried to get more money from me by sending me a letter saying i still owe. I even told the lady when I handed her the check it is short because I have a credit on my account. Good thing I'm a competent individual and didn't let them take advantage of me. 2nd is landlord stating they are going to charge a monthly fee (when i was several months into my lease) because i do not have renters insurance when the lease does not state it is required and is only "urged" to obtain it. These are very closed minded individuals and are unaware in many different instances. Guilderland sounds like a nice place but it all comes down to the landlord and how they respond to situations. I had to wait several weeks for my A/C and Washer to be fixed because it wasn't an "emergency." Not so nice living in Guilderland when your amenities were not working to begin with before I moved in. I had no clue a potential tenant is supposed to check the A/C and Washer while you're viewing an apartment. Make sure you do that here because these people will move you into a non-functioning apartment. Good riddance.

    Despite the bad reviews, I decided to go have a look. I arrived on a Saturday at 10ish in the morning. All info stated they are open 9-4, however no one was there. I waited. No one came. I called and the message told me to call during regular business hours. 🤦‍♀️ Not a good impression.

    At first these may look like nice apartments but beware, these people in management and maintenance are horrible. They have no organization, they do not respond to maintenance, and when you leave they will try to nail to the wall. BEWARE PARK GUILDERLAND APTS. MORGAN PROPERTIES ARE NOTHING BUT SLUM LORDS.

    It's true about management and maintenance requests. Good thing i'm not an elder or disabled and I have the competence to deal with their incompetence. Other than that, it's a nice place unless u have to deal with management/maintenance for anything.
