I'm editing this review as they reached out to me to clarify the contract with me because I wasn't understanding the wording correctly. I went through this company during the purchase of my land. They did an excellent job considering the person who we bought it from was out of country which made it very difficult to finish. Now on my end it actually only took 10 minutes to go in and sign the paperwork. Very friendly and will take the time to explain things to you that you might not understand. I know this is the largest title company in Bryan county, but sometimes size and service are not directly correlated. If you have other choices, I would recommend them.

Cash buy Feb 20th and 6 weeks later and they still cannot find my title. Same answers every call. My surveyor gave me a copy from online weeks ago (They needed it to be able to mark my property lines for fencing) and Modern still cannot give me the original. Country Clerk mailed it right back to them Feb. 27th the same day they received it.
