I am a real estate broker who has the need for a very reliable, detail oriented, helpful and polite closing company on a regular basis. I also buy and sell real estate for myself as an investor. I found this office of MBH (Fredericksburg) close to 20 years ago when I moved my business from the DC area to Orange county. They have been awesome on absolutely every transaction they have done for my clients and for my personal dealings. From a real estate agent's perspective, you could ask for no one better. They keep in touch thru the process, they make sure everything is coming together well in advance, they resolve problems and issues right away and very quickly and accurately. They have things ready well before settlement so you and your clients can review. Being kept informed relieves a lot of stress from your buyers and sellers during the process. In all the years I've worked with them, not once, have they had to make changes to paperwork at settlement. Everyone at MBH has been wonderful with clients who have little knowledge but a lot of apprehension about purchasing or selling a home. They are always friendly, answer questions with good explanations and make sure the client fully understands and is comfortable. They make settlement a happy comfortable stress free exciting time for the client. If you're an agent you know how stressful it is for your clients to wait wile papers are re-done cus their name is spelt wrong, they suddenly find out they need to write a check for hundreds of dollars cus something was miscalculated or forgotten, vital papers are missing, or their questions and concerns are answered with, "It's just standard, you don't need to understand it, please hurry up and sign, we only allocate 15 minutes for you to use this room." Every client I've had at MBH, buyer or seller, has been happy and surprised at how easy and quick and pleasant the entire process and especially sitting down to settlement has been. So many have told me afterwards that they arrived expecting a horrible ordeal because friends had told them all kinds of settlement nightmare stories with other companies. Every time I have to work with another settlement company, I cringe. And at least 80% of the time there are errors at settlement and delays to correct them; settlements have to be delayed and rescheduled because something was forgotten; papers aren't ready at settlement time and my clients sit in the lobby for an hour or more getting more and more frustrated and upset; my clients feel their questions and hence their interests weren't dealt with; and my clients leave upset and unhappy having found the whole thing a horrible situation they'd never want to go thru again. Settlement companies seem to be one of the businesses who come and go, push people thru, never really caring about their clients. Everybody hates dealing with these kind of businesses no matter what their field. If you are a realtor who gives your time and attention to your client and you want to make the whole buying and selling process pleasant for them, yet it ends with a horrid settlement, you know that awful feeling of letting them down. I can't imagine why anyone would ever want to use a settlement company other than MBH once they've met them. I love the Fredericksburg office and try to take my business there, always, no mater the distance to travel. MBH does have a number of other offices, and when I've used another one closer to the property or more convenient for the client, they have been wonderful too. It seems like it's an entire company wide philosophy to DO A GOOD FAIR AND HONEST JOB. I've never dealt with a single person in MBH's Fredericksburg office that was not efficient, on time, knowledgeable and genuinely caring about their business and their clients. I can't imagine why anyone would want to take their settlement business anywhere else.

Our realtor arranged for this group to handle the settlement for our home in February. My wife and I closed on the home in their office, the staff were friendly and nice, seemed helpful and answered any questions we had. Unfortunately, since the closing the staff has not been as helpful. When we closed on the home we were given two large print copies of our land survey. After closing we received a phone call from the business advising that the courthouse needed those two copies and addition to the one they sent in order to record the deed. The staff advised that the copies would be returned to them and then forwarded back to us. My wife drove the copies to the courthouse and hand delivered them. 2 months later, after not receiving the surveys back I contacted MBH and inquired the status of the surveys. The staff advised that the county had not returned them and had advised them that they needed all three copies. The staff advised then that they would have new abstracts made up and mail them to me. I waited another 2 months, still no surveys. I contacted MBH again as I was concerned with developments on the property bordering ours and wanted the surveys as a reference. The staff advised that they had the surveys and offered to send them overnight. I was in town and advised that I could come to the office and pick them up. When I got to the office, the surveys they provided were printed on legal size paper, not the large sized abstract prints that were originally given to us (Too small to see any details.) When I explained the situation to the staff they advised that they would order the large abstracts that afternoon and would overnight them to me as soon as they were complete. Its now been almost two months, still no surveys. We closed on the home and land at the beginning of February and it is now almost November (9 Months later.) I am now watching trees being logged on the property behind my home, unsure if they're even our property...

Our closing went smoothly and quickly, the MBH team was friendly and helpful through the whole process.
