Worst experience!!! They pull out of the deal last minute and left me hanging after they approved me. They don't really care for their customers. Matt and his team are inexperienced!!! How do you approved someone for a loan and waited till the last day to finalize everything then came out with excuses that it can't happen after I have invested my money and time. I will stay away because they don't know what they doing.

This is going to be a rather long review. First let me start by saying we are first time home buyers. We decided to follow the crowd and use (I'm not sure if I can actually SAY the name, but it starts with a Q & ends with an N and they are HUGE) b/c they are the "best". Well let me tell you what happened. We received their pre qualified (or whatever they call it) letter, we went through 6 ( yes, 6 different people ) who had access to all the information needed to process the loan. I was DILIGENT about making certain they received ALL the "needed" documents uploaded to my "portal" and I made sure they had them within a few hours of asking for them. We started this process with Q*%^$#N on July 9th, 2019. All the needed documents were with Q*%^$#N and their people from July 15-17th. On AUGUST 1st. We received a call that we were not going to qualify based on 1. DTI due to non-reimbursed employee expenses from 2017 & 2. A schedule C loss in 2018 on our tax returns. Mind you, this is after I have PAID Q*%^$#N 500 for an appraisal that has been completed, a $2,000.00 earnest money deposit (that is now gone b/c we've surpassed the 15 days window to get it back), a WDO, and the home inspection, I had the loan officer tell me not only were we going to close, but should be able to close a week early, and they had HALF A MONTH to review tax returns. NONE of the 6 people noticed this issue until 20 days in AFTER pre-approval. Okay, I call Matt at SouthLake, basically crying... Okay, literally crying. He tells me to send what I have over to Christy (total Rockstar BTW)- So I do.. They do their thing and THAT SAME DAY (Aug 1st) sent everything to Underwriting (btw something Q*%^$#N was unable to do from July 9th- August 1st) Matt, Christy, and Lance tell me they think things are looking good and we should be able to get a conditional approval soon ( I'm thinking "soon" like Q*%^$#N "soon"). This is now the morning of Aug 2nd I call my real estate agent and let her know, she then tries to tell me the seller of the house will only allow us to continue if we use a local lender. I call Christy and Matt again ( crying again ) and tell them I have to use a local lender or I am going to lose the house. I received an email in less than an hour from Matt, Part 1 of the email was: Pull yourself together and don't allow these people to bully you. Part 2 of the email was the CONDITIONAL APPROVAL. Also, no requirement to submit tax returns, no having to count for the losses in 2017 or 2018. Today is August 6th. SouthLake Mortgage and their ROCKSTAR team sent me the clear to close this morning. Let me timeline this for you.............. July 9th-August 1st- FHA Loan attempt through Q*%^$#N (DENIED on 8/1/19) August 1- Submitted documents to SouthLake Mortgage for FHA Loan August 2nd - Received conditional approval for FHA with SouthLake August 3-4 was a WEEKEND August 6th- Received the clear to close That is 4 days people. 4 days August 16th- Closing day- Moving into NEW HOME. I honestly don't even have words for the amount of gratitude I have for Lance, Matt, and Christy. They stepped in and handled my Q*%^$#N disaster with outstanding speed, professionalism, and knowledge that you will not find anywhere else. I was certain that we were going to lose this home. A home that we have saved for, promised our daughter we were going to have, and envisioned the next chapter of our lives in. Had it not been for the dedication and grit of SouthLake Mortgage, we wouldn't be moving on the 16th. I have NO doubt about that. Our initial instinct was to follow the crowd and go with Q*%^$#N and that led us to nowhere, except crawling to SouthLake begging for help. There is something very important to be said for a company that makes time for YOU as a person, and not another signed contract. That takes the time to UNDERSTAND and find SOLUTIONS for your situation rather that just toss you aside b/c it may be extra work. If you are looking for a lasseiz-faire approach to the biggest financial asset of your life and you enjoy being blamed and demeaned for other people’s mistakes, Matt’s your guy. Strap in folks, this is a long one. Screenshots for proof of his behavior are attached. On December 13th, we closed on our house in Parker, CO I contacted Matt for the first time on December 22nd and he issued my husband and I a pre-approval that day contingent upon both of us working the jobs we already had lined up. On January 16th, I contacted him to notify him I quit my job and to evaluate if it was possible for my husband to qualify on his own with his income since we had a $50K cash flow. Matt’s response was that it was possible if we used our 401K money to pay off my husband’s car; on February 9th, I notified Matt that the car was paid off, effectively giving my husband zero debt with the exception of one credit card account with a $25 monthly payment. He issues my husband a new pre-approval on February 15th. We open escrow on a property on February 21st with a closing date of March 25th and a loan amount of $228K. Pre-closing disclosure is delivered on February 22nd. We deliver all requested documents to the loan processor on February 22nd, follow-up documents completed February 24th, and the loan is approved March 3rd. On March 8th, we notify Matt and the processor that the listing agent still has not been contacted and the processor replies that completion date is 3/15. The listing agent attempts for three days to contact him with no response before he finally responds with “appraisal is Monday March 15th at 9am” which is the same day as his deadline. He does not show at 9:00 am as contracted and instead enters the property at 2:30 pm that afternoon without the listing agent present, and does not submit the appraisal that night before the deadline. We contact Matt and his processor several times over the next couple days with concerns of a compromised appraisal and our concerns are ignored. On March 19th, as we are drafting our termination to Matt to switch loan officers, the appraisal is delivered $28K under contract price which forces us to change our down payment from 15% to 5% (our loan is STILL $228K and has not changed, again despite Matt trying to blame our finances for the delay in closing). I communicate with a member of his team the same day as the appraisal and express my concerns over needing to sign a new closing disclosure since our down payment changed from 15% to 5%, and I am told SEVERAL times that the closing disclosure they sent on February 22nd is all that needs to be signed. On March 24th, the day before closing, I receive a call from a member of his team at 9:00 am notifying me that a new closing disclosure was triggered due to the change in down payment and we have to move closing to Monday (four days later). We have to pay for three additional days of storage, UHauls, and a hotel room. Had I scheduled movers, we would have lost that deposit as well. On April 22nd and May 3rd, Matt solicits me on Facebook to try his new 21-day-close guarantee program promising the seller $3K if we do not close on time. I express my frustrations to him over our experience and he turns on a dime once he realizes who I am; he calls us a “train wreck” and a “catastrophe” and tells us we should be thankful he graced us with his approval and that we should feel lucky he’s the reason we’re not renting right now. He explicitly admits that a low appraisal should trigger a new closing disclosure due to TRID, but he STILL tries to blame the sale of our previous home (that was closed with funds in our bank account before I EVER contacted him for the first time), the job change (my husband has had the same job through this whole process, and he issued us a new approval after I quit my job and before we opened escrow), and accounts that need to be paid off (one account that was my husband’s car loan which was paid off before the pre-approval was issued) for the delay in closing.
