    The worst experience by far for having a landlord or reality company. This house is roach infested. And mice infested. Ive reached out the 2nd day i moved in. Aug 4 i moved in on the 2nd. I asked if i could do the renovations that way it could be fixed up to par. They told me no. The bathroom cabinets and kitchen cabinets was roach infested with the droppings and all. You feel like you dont know whats really wrong with the house until you actually are in the house. Granted only my bottom cabinet in the bathroom was fixed not the top and my kitchen cabinets are rotten with holes the top cabinets are falling down bent and needs to be replaced. But Cheryl wants to tell me that the lanlord said its salvageable and able to be used. You tell me where is it able to be used its rotten just replacing one piece is not going to fix the issue. Ive only been here for only two months and having this issue. I should of read the reviews first. I would of never thought i would have these issues then have to audacity to tell me i dont need to get mad with them and ask when do i want to move out. These people is rude. I would never recommend anyone to lublin. They make it seem like the house is livable you dont know a house until you move in. I e sent emails back and fourth called license and inspection to come out sent news reporter’s information and all. Im currently looking for somewhere new to stay. I would never ever recommend you or a family to stay here no one should be subjected to a nasty home at all never again i promise.

    Ms Alexander: I'm sorry you had a negative experience, but you did neglect to mention the response to your issues - that we sent an exterminator out immediately, obtained a contractor to seal all the openings, and that the photos you displayed showed the base cabinet while the contractor was replacing the base cabinet and installing a new countertop and vanity in the house. In fact, any issue you have raised to the company was responded to immediately by a licensed and insured contractor.

    EDIT AFTER COMPANY RESPONDED: I’m sure you don’t have a ton of people saying the same thing about your properties for no reason.. I actually DID complain about mice. BEFORE I moved in and after I moved in for your information. I was told that THE TENANT BEFORE ME did not complain about mice which has nothing to do with me. Especially when I saw mice droppings when I toured the empty house AND when you have a ton of holes and unsealed cracks where mice can easily enter the home, which I also complained about that was never dealt with.. Please save your money. Please read the reviews. I wish I never ever came across them. The rent is increasing constantly for subpar housing. I have mice. They want me to pay a really high pet deposit. They don’t care about anything but money. Just save your energy, money and time. Go to a shelter until you can find a better company. Oh and another thing. EVERYTHING BREAKS IN HERE AND THEY TRY TO SAY ITS YOUR FAULT. They hire ANY maintenance people to save money. Since I moved in, it’s a hole in the wall, the ceiling fell in the kitchen, the sink handle broke off, the entire medicine cabinet just fell. The plastic was SO old it cracked upon touch. This is just a horrible experience. The entire company should be fined & burned down immediately. Cheryl is very rude and unprofessional.

    Ms. Oliver, we do not hire "any maintenance people" All of our maintenance people are licensed and insured business people who are independent contractors. We spend significant sums for the repairs that are requested by our tenants. If they determine that you have damaged the property, they do so only because they have dertermined that the tenant abused the property. They do not do that at our request. As you know, all of our tenants can request repairs through their online portal, and those repairs are assigned to independent, licensed and insured contractors. I checked your account, and found no work order regarding a mouse infestation. Since you have been in the property for almost two years, and have made 13 complaints, 2 of which you canceled and 11 of which were completed by those licensed and insured independent companies, I do not understand why you have chosen to leave three reviews based on the same complaints. Also, since neither you nor any previous tenant ever complained to us about mice, it might indicate that if you do have mice now, the mice might be a result of your leaving food or trash uncovered. It certainly is not caused by anything our office has done or not done.

    To all the public out there. Please do not!! Rent from this company. They are very poor at what they do for repairs. I had a couple over the last two to three years. One was my screen door they did not fix it, I had a shower head that broke it took them a week and a half to fix, today I needed my tub replaced because paint was chipping in it, so instead of replacing the tub they just spray painted it. I had enough. Please everyone I recommend you to stay far away from this company, they are horrible.

    OTHER EDIT: Since I left these reviews, Lublin has been trying so hard to nit pick 🤣 They even mentioned the reviews to me as if I would go delete them. NOPE. EDIT: OH and you HAVE to email them if you want charges on your account explained. You can’t TALK to them like adults conducting business. You have to email them and wait for a response. It’s their “policy”. Just save your time, energy, happiness, and money and look elsewhere. They only care about money. They don’t care about fixing leaks or one’s living conditions AT ALL. I’ve been contacting them for weeks about a hole in my kitchen ceiling. It’s now three buckets in my kitchen collecting water. I’m sure if they had to live here, it would have been fixed by now. Please think twice before signing a lease with them. I wish I would have looked them up on google before I signed anything cus now I regret ever moving here. I would have moved to a shelter if I knew they were like this.

    As you know, all of our tenants can request repairs through their online portal, and those repairs are assigned to independent, licensed and insured contractors. I checked your account, and found no work order regarding a ceiling in 2021. I do see a request for an electrical repair made on Thanksgiving which was assigned to an electrician and repaired shortly after the holiday . Response to edit: We request that communications be by email so that there is no misunderstanding regarding your request. A check of your tenant file this morning shows 17 work orders requested by you, all of them completed, and no work orders outstanding.

    My boyfriend and I have lived in the house we rented from Lublin Corp for two years, never caused any trouble and always paid rent on time and we COULDN’T WAIT to move out. For two winters the old radiator in the bathroom has worked on and off, maintenance people would come to “ fix it” then the next day it would be broken again. After many trips of maintenance coming out and the radiator still broken we just gave up. There was a leak in the kitchen ceiling which took forever to be repaired, it looks horrendous but at least it’s not raining in the kitchen anymore. We had a squirrel that was living in our ceiling for months. An exterminator came out to assess but had to put in a work order to go on the roof to repair the hole. After a week of no word I called the exterminator to follow up and they were waiting on the company to sign the work order. Another month later the squirrel was removed. The house is crumbling to pieces, hopefully the house doesn’t fall down because it’ll take the management months for someone to come out and NOT fix anything. If you’re renting from Lublin Corp good luck, your rent will go up every year and you’ll get nothing in return.

    Horrible. Every single employee here is rude & nasty. It’s unbelievable that these people lack basic customer service skills. One even told me that respect is EARNED, not given. I thought this was a business, not a personal relationship. Unbelievable.

    This was the worse experience in my life! This place had us apply for the property first! Once we went on the showing/walk thru of the property it was horrible! The toilet was old and dirty! The closet had mice droppings in the closet that led up to a pack of ramen noodles! The basement had a washer and dryer hookup but the sink was filthy! It had mold in the sink and everything! We requested for them to fix all those issues, replace the toilet and the sink in the basement and get an exterminator in there because we were still willing to rent. Which to be honest we should have ran then, they requested a security deposit and told us the repairs were being worked on! We were also told to that we had to get renters insurance before we could sign the lease, did everything and dropped the money off to this place and requested the lease..No response, they said they never received a copy of the renters insurance policy! Longest story short the property DID NOT get approved by the city of Philadelphia to be rented out therefore no showing should have even been done and they definitely shouldn’t have requested any money from us! I would NOT recommend this company to anyone! Read the reviews prior to applying, I usually always read the reviews but I didn’t this time and look where it has me! Now because I gave my current rental office my 30 day notice I have to hurry up and look for another property within the next 2 weeks! By far the worse experience ever! Paula is the one I was in contact with the whole time, she failed to inform me that the property was not move in ready but she requested the money from us! She also didn’t respond to my emails asking when we were able to move in! By far the worse! RUN RUN RUN away from even thinking about renting from this place!

    If I could put 0 stars I would. For one I was moved in a home with small children that was not tested for lead. Later when the home was tested for lead it came back positive and nobody notified me !! I found out because the lady came to paint the window in question. The property manager is the worse, she does not care about the tenants or children at all, solely about money. Rewind to move in day. There was no heat or water in residence. When the water was turned on there was a serious leak, or should I say waterfall in the enclosed porch and living room. My family had to stay at a friends house for almost a week after signing my lease, and paying over 3 thousand dollars. The toilet was broke with feces in it ! There was mold in my kitchen cabinets, it took over 2 months for them to replace. The walls are pealing cracking and breaking. It’s infested with mice but the company doesn’t cover that, as if you can bring mice into a residence. There’s water damage from the roof and the walls. They painted the shower walls which pealed off, and left the bathroom looking like a bando. The bathroom door had a big hole, and was fixed by someone putting spackle over it. I asked for a new door they declined. In January, my family went without heat for five days. I was told by the property manager DAWN, the owners bought these houses as INVESTMENT properties, and don’t want to be bothered with tenants so they hired a management company (who doesn’t want to be bothered by tenants either) I paid my rent on time for 2 years ! They even were so low to raise rent during a pandemic!! One time I went to the office I spoke to another tenant, and heard bad things also ex. Instead of putting new floors down, they will PAINT them. Also they hire anyone for maintenance. One guy couldn’t speak English at all ! Another told me this company has a lot of problems at their houses, and with their tenants for maintenance issue. I would rather stay in a shelter before I ever rent from LUBLIN CORPORATION EVER AGAIN. Be WISE && READ REVIEWS, DONT BE LIKE ME !!! By the way I recommend any tenant to take a LANDLORD TENANT CLASS .. KNOW YOUR RIGHTS!! It’s free in Philadelphia and virtual. S. 54th st . Be ware of this property. Also now they’re now holding 2,000 from me and saying I owe them 1,800, for a property that’s been falling apart since I moved in. I owed $60 on the water bill dawn says I owe $400 ! The blinds were cheap and I have small kids. Only the porch and upstairs has to be replaced which is 9 blinds all together, and there saying $360 for $5 blinds. Management sent me a move out breakdown with no RECEIPTS. I urge anyone going through anything with this company to follow proper protocol, and learn your rights ! Google Turn renters right webinar !     Update** I have been waiting for over a month for a hole in my ceiling to be fixed. It was leaking. I let them know multiple times that I have a newborn baby In my home. It happened when he was 1 week old, he is now 6 weeks and the problem still hasn’t been solved. I paid my rent even though I probably should have kept it and put it in escrow since the problem has not be fixed and they have the nerve to charge me a late fee. Currently renting a unit from them. They are very unprofessional and rude. They don’t send out water bills, then contact you telling you that your water will be shut off and that you have late charges for a bill that you never received. They will tell you that you owe money, but not give you a breakdown of what for. The staff seems racist honestly and get smart through e-mail and over the phone. I got trapped into a 15 month lease because they ‘don’t end leases in the winter’. Love my apartment, but hate this management company. They are the worst.
