There is not a finer Real Estate team on the island. Peggy and Kerrie are the best in the business by far! Rented a home through this agency. When they tell you there is a refundable security deposit don’t believe it. First of all, at the time of move out, they did not go through the home for an inspection with us. I had carpets. cleaned by a professional cleaner and they said that wasn’t done properly. They stated that the cleaning we had done was not properly done. We had requested touch up paint so we could paint a few marks on the walls and they did not respond to our request., Instead they charged us to paint 2 walls. In short, they racked up over $1200 in cleaning and repair. Very deceptive to say the deposit will be returned when they rack up bogus charges. In this time of lock down there is so much financial hardship. You would think they would put aside business as usual and show some empathy.
Ms. Hoover, Below is the letter we included with the refund of your remaining security deposit you accepted when you vacated your rental property at the end of March 2020. I am more than happy to present the documentation and photos to anyone requesting to review the poor condition of this home you and your family left behind. None of the charges were bogus, as you stated. We operate our business with integrity here on the island and our track record speaks for itself. Aloha Marilyn and Nicole, Attached is check # 6767, in the amount of $1,200.64 for the remaining balance of your security deposit along with itemized lists of invoices and photos supporting documentation for all deductions from your move out. Total deduction of $1,294.48 is for repairs and cleaning which was not completed per the Vacating Instructions you acknowledged and signed off on when you moved in on July 20, 2018. Deductions include cleaning for leaving dirty kitchen cabinets, walls not wiped down, appliances not wiped down, master bathroom not fully cleaned and floors sticky with a film on them, just to name a few. Carpets were not cleaned professionally per Vacating Instructions. The vendor you originally used was not a professional carpet cleaning company. The front bedroom carpet had a large pink stain and pet urine stain. Painting and repairs had to be done in the master bedroom where the wall was damaged by your bed’s headboard. We also had to remove all the glow in the dark stickers from the ceiling in the back bedroom and the ceiling had to be repainted due to the paint coming off from the removal of the stickers, and the smoke detector was removed and not reinstalled. The pet treatment for fleas and ticks was not completed per your contract. The pest company found the carpet in all bedrooms and Ohana to be full of fleas. The pest company has completed the first treatment. However, due to the severe infestation, an additional follow up treatment is also necessary, and it is scheduled for April 17, 2020. The Owner’s family has not been able to occupy the home as scheduled due to this outbreak and will not be able to move in until the follow up treatment is complete. We have every right to charge you for the additional two weeks rent since the home is unable to be occupied, however, we have chosen not to proceed with further action. Per my email to you on March 2, 2020, Vacating Instructions and the Move Out Cleaning Checklist were attached detailing what is required upon move out. Our goal is always to get our tenants their “full” security back to them at move out. Unfortunately, we are truly disappointed with the condition of the property you left behind. Shall there be a dispute, we will be ready to submit all correspondences and documented witnesses to the issues stated above. We wish you the best with your new home.
