Our home went under contract 3 weeks ago & we are suppose to close on Tuesday. It is Friday now and while we (us as sellers, the buyer, and our representatives) thought we were good to go. Now, 2 business days before closing, they are saying we need a survey. The property was surveyed years ago (under original owner & we don’t have it), it is located in a restricted development & you are given a build envelope-meaning they tell you where you can build & you cannot build anywhere near the lot lines on estate lots. This property already has a home & guest house. We purchased this property 5.5 years ago with the same Title Company and did not need this survey. But that is not what we have an issue with. The issue is them telling everyone 2 days before closing. While I know everyone is busy and I try to lend grace given the crazy times we are in but in cases like this, No. As sellers, we live 4 hours away, have movers already scheduled & an out of state business meeting the following week. The buyers have 9 appointments set up starting Wednesday for things like an alarm, insurance, fence, etc… Asking us to get a survey on the Friday when we are suppose to close on Tuesday is impossible & inexcusable. Apparently, this is what Hill Country Title does. They focus on what is immediately due which makes for a very unpleasant experience when things like this arise. I will NEVER use this company again and I will make sure to tell anyone I know about our experience.

I’ve sold 10 properties over the last 20 years and this is the most disorganized title company I’ve ever dealt with. It appears no one proofs their work from the attorneys to the escrow officers . When I complained about the mistakes I was told to have a great day!

I've dealt with 10 different title companies over the years with my properties. This company is like pulling teeth to get information. I call and leave message, don't get a call back to not receiving my closing documents until the last minute. If I had to select a title company again, I would choose another place.

Asked escrow agent to copy me on all communications, when she did not brought it to her attention. She than insulted me as the buyer. Will never use Hill country title again.
