THESE PEOPLE ARE THIEVES! See my emails and their responses to returning my investments funds. December 8 I have been waiting for a funds transfer from Groundfloor since 11/28. It is still incomplete. PNC says the holdup is from Groundfloor, not them. Also, I would like an update on the one remaining investment I have. It has not been updated since 11/1/21. Thanks for writing in! I have gone ahead and submitted an engineering ticket on your behalf for the funds transfer since it has not processed yet, that way we can manually push it through for you. Your remaining investment is for 1209 Norwich Road- Foreclosure proceedings are ongoing. GROUNDFLOOR has reached out to the borrower regarding the status of the listing. I will follow up when I hear back on the ticket, thanks! Britni Britni, Are you telling me that if I had not contacted you this morning this money would have continued to be in limbo? That's not acceptable. How long will it take Groundfloor to manually push this transaction through? Groundfloor is an MBS investment vehicle. If mortgages are paid on time investors get paid on time. And the opposite is true. The pandemic has made paybacks really difficult for Groundfloor. Many borrowers have defaulted in their loans and as a consequence they are having trouble paying investors back. I invested in a loan that was suppose to be paid back in March 2020. I haven't been paid yet. If you want to invest and have liquidity in any type of scenario invest in the stock market. You can liquidate even in hard times, at a loss. During times of crisis you will see if a business is resilient and in my humble opinion Groundfloor is too fragile to be resilient in times of crisis. The worst investment I made so far. Never ever put your money in Groundfloor.
We are sorry to hear about your experience. We recently analyzed our loan portfolio and performance for 2020, with an emphasis on the potential effects due to the COVID-19 pandemic. In August 2020, 10.6% of our loans from the 2nd quarter of 2019 were extended due to COVID. As of December 31st, 2020, the percentage had dropped down to 3.4%. Furthermore, as the pandemic continues to disrupt normal business operations, some courts and cities remain effectively closed or highly constrained, impacting the processing and adjudication of claims, permit approvals, and inspections. However, increasing capital availability is supporting recovery, while the primary investment thesis for our lending -- that the supply of single family housing available for purchase in the United States continues to lag demand -- remains as valid as ever. Overall, GROUNDFLOOR remains well-positioned to continue weathering the COVID-19 crisis and continues delivering over 10% annualized returns for our investors. Lastly, while the stock market may offer investors more liquidity, it too is not immune to market risk. Good financial practice would dictate that investors diversify their portfolios, which can mean a variety of different strategies for different investors. That may include diversifying amongst the stock market and GROUNDFLOOR, or taking advantage of our low minimum, and spreading your portfolio across loans of varying loan grades. Full disclaimer - I've worked here since 2016. Over the last 5 years, I've personally seen an aggregate return of 8.6%, year over year. I diversify pretty heavily across the entire product, just as I do with any investment vehicle. Never have I worked somewhere that does as much as GROUNDFLOOR does to drive the best results for customers. My portfolio has seen its share of ups and downs but so have _all_ of my investment portfolios. When you invest, in anything, there is a risk and a reward.

Have been on GroundFloor since 2016 and my personal observations are as follows. Avg return around 10%-ish give or take 1%. Loans are collateralize unlike LendingClub and Prosper. About 1%-2% of loans default, of those losses avg around 25% (meaning I get back 75% of initial investment). New loans are available every Wednesday, avg new loans offered is about 10-ish plus/minus 5ish. Loans are from 6 mo to 1 yr, but most seem to be 1 yr. Can invest $10 and up in increments of $10. In terms of taxes GroundFloor sends me 1099-INT and 1099-B. Pros: -Better risk/reward than other P2P (LendingCLub & Prosper) -Easy to use platform -Regular updates on investments -Available to non-accredited Investors Cons: -Not really diversified, most investments are single family homes -Not as geographically diverse as I would like, mainly east coast -Can not sell notes before loan maturity like on LendingClub/Prosper

I have been investing with GroundFloor for a few years now, I have grown my portfolio with them and seen some nice returns. Not every loan has been repaid but when a default or issue arises GroundFloor is pretty good about communication the issue with the investor and keeping them informed. I know they have been working hard to grow their loan offerings and I have seen an increase of LROs become available recently. This is an interesting platform that allows investors to diversify their holdings instead of just buying stocks and bonds.
