Advertised as easy and quick is anything but. "All we need is X" and then 13 emails and 10 introductions to other people involved later, and you find that this becomes your full-time job for 30 days or more. And don't ask for help with anything because you'll be met with the response of "that's not my job" and "you should have these documents" instead of help obtaining what is necessary. Ultimately, when told at day 25 that all I needed to do was X to get this done, I asked why I wasn't offered this as a solution earlier to move the process along faster and I was met with defensiveness, rudeness, and a need to escalate the issue. Upon contacting a superior, I was laughed at for my concerns...and it happens that the "superior" was just the salesguy's brother. Even taking it to the COO and expressing the frustration led to a promise to have someone else contact me so I could work with someone better only to never have that happen. Don't waste your time trying to get funding here. You can get it from 100 other sources that won't run you ragged and will help you at every turn. Flatiron Realty Capital should be your LAST option, and even then...ask relatives.

Oscar was our lender that came through last minute for my buyers when their lender backed out of the deal a week before closing. Was able to fund it in about 2 weeks. Very good communication and did everything he possibly could to make this transaction smooth and easy for all parties. Great service. Thanks again.

$9700+ HIDDEN FEE!!!! As an investor and real estate broker, I have closed or help a client to close a mortgage for more than 100 times. I have never experience such dishonest lender. The 1st picture shows what they original offered, and I agreed on the terms and paid $4500 ($3000 for appraisal, $1500 for due diligence fee) . I was schedule to close on Jan 31 2022 (Monday), and I started to ask for closing estimate so I can see the numbers but they failed to deliver that. So two days before closing, Jan 29 2022 (Saturday) I got worried and kept bugging my contact person and finally, they send closing statement to me Saturday Evening, which showed in the 2nd and 3rd picture. Here's how they try to over-charged me: 1.802- $3534.38 loan discount was NOT included in the original term sheet. 2.803- $1750 document fee was NOT included in the original term sheet. 3.804- $1500 onboarding fee I assure is the due diligence fee mentioned in the term sheet. I have already paid that part initially in the $4500. 4.805- $750 post closing Survey review fee was NOT included in the original term sheet. 5.806- $1500 title review was NOT included in the original term sheet. 6.807- $2250 Attorney fee was clearly stated as $1500 THE TOTAL OVERCHARGE IS $9784.38. I understand there might be some changes and some small items lender don't necessary list initially, but $9784.38??? Then they start to reduced fee little by little and try to make me feel like they are giving me big favor. At the end, I still paid $4500 plus than the term sheet says. I really thought about walk away but first I need the money to close on my new purchase and second I would lost $4500 deposit anyway if I walk away. All I want is transparency and consistency but they failed to do so. Don't take the chance investors. Find some honest company to work with!!!!

Daniel is by far the best lender I have ever worked with. He’s always available and knows what’s going on with the files. Daniel is also extremely smart and knows his product in and out. I will do majority of my investment loans with flat iron thanks to Daniel! Rates are also the best around for investors.

Awful Service was terrible, filled with hidden fees that hold no merit. My attorney has never seen anything like it in his 30 years of being in business Lenders dropped the ball several times, passed from one associate to the next during the last week. I wanted to let some time pass between using Flatiron and writing my review to digest what a horrible experience my business partner and I had with this firm but time has not healed my perception of how badly the transaction went. The agent handling our case missed three closings. No, this is not slander...he legit missed three scheduled closings with parties ready to sign. Our buyer’s agent, seller’s agent and title company were fed up with the guy to the point where we just left them at the third botched closing on a lay-up three family rental property. They also walked away with almost $3k of our money spent on an “application fee” and an appraisal. Buyer beware. Please read the Better Business Bureau reviews before you decide to engage.
