I’ve been through two mortgage experiences buying homes. The first I thought wasn’t great, until I worked with First Heritage Financial/Mortgage. It was the worst experience, and easily the worst part of buying my house. Had I not been so far into the process, I would have backed out at many points. They were unresponsive, gave me bad info, wouldn’t bother to solve problems on their end, just all around terrible to work with. A week before I was scheduled to close, the underwriter told me she’d missed a detail and I wouldn’t have been able to close on time. Due to having pushed back closing twice because of them, this would have likely meant I’d lost the deal. Only reason it didn’t is I researched and found another way through, which they then conceded they’d simply missed. I can’t strongly enough recommend you don’t use this company for your mortgage, regardless of circumstance. As others have noted, Leah Mormando is a manager for the company, so I’d ignore her review and go with the other, honest reviews.

I wish I had the time to write a longer review and to organize my thoughts more effectively, but I commiserate with some of the other poor reviews here. Stay FAR away. Working with First Heritage was one of the most miserable experiences of my life - no exaggeration. They caused me stress beyond belief and I nearly lost the home I was purchasing because of them. Just a few of many examples: - Settlement was delayed MULTIPLE times because of mistake they made. The last time this happened I wasn’t informed until 2 days before settlement was supposed to happen. They outright lied to me at several points to cover their mistakes, which I was able to prove by calling my state’s housing finance agency office and discovering that First Heritage never sent them paperwork they claimed to have sent weeks earlier. They blamed the state for the hold up on my loan closing, but the state confirmed they were straight up lying. - I had to live in a hotel for several weeks because of this, and had to put my dogs in a kennel, and I had to convince First Heritage to reimburse me for those expenses even though it was their fault. - Throughout the entire home buying process, communication from First Heritage was awful. I never had one contact, my file was repeatedly shifted between different employees, sometimes without me even being told, and at one point the person assigned to me left the company and they never told me or reassigned my file, adding weeks onto the process because no one even knew my file was essentially in limbo. - For much of my experience, I dealt directly with the Vice President (she was the one that lied to me about sending paperwork to the state, and shockingly she posted a 5 star review of First Heritage right on this page using her real name which seems like a huge conflict of interst) and the Chief Operating Officer, and they were the worst offenders of this entire situation. They would go days and sometimes weeks without talking to me and refusing to answer/return emails and phone calls from my realtor and I. - All of the issues I experienced were objectively the fault of First Heritage - I am not a difficult customer; my family and realtor all felt the same way I did. First Heritage, all the way up to those at top of the company, constantly acted annoyed and bothered by my realtor and I for simply trying to stay in the loop and updated on basic parts of the process. They were unapologetic and never once made me feel valued. Their unprofessionalism and poor business practices are simply staggering.

I recently closed on my mortgage with First Heritage. The process was smooth and my loan officer and processor kept in touch with me through each step. I was very nervous that we would not meet my date but everything went through without any issues. I was extremely satisfied and have been in my new home now for the past month. Thank you all!

I have personally used First Heritage numerous times for mortgage loans (purchase and refinance transactions) over the years and have had great success. Excellent rates and excellent customer service. Could not be happier. Special thanks to Pat Konen who is an outstanding loan officer to work with. He worked closely with my credit union to make everything a smooth and seamless transaction.

Francis Kelly is the mortgage loan origination officer, and he is excellent. My compliments also go out to Quianna Sloan, the VP of Processing and Underwriting and her loan processor, Andrew Noon. I received my closing approval at 9 PM on the night before settlement, which made me nervous. This demonstrates, however, that the team worked diligently to meet all the commitment deadlines facing all the challenges that were posed by the pandemic in the real estate market; with so many people buying homes in Pennsylvania, and employees working from home or calling in sick. I also felt that their fees were fair. When you apply for a mortgage through a financial institution, as I did through my credit union for instance, that financial institution picks a firm such as First Heritage that will process your loan.

DO NOT USE THIS COMPANY! They do not return their emails or phone calls. My closing was set for Sept 14th. Diane Smith was my loan processor who I tried to contact for 5 weeks via email and phone before I reached out to the supervisor Peter Johnson. He finally contacted me at 3 pm the day before I was scheduled to close and told me that he did not have a file for my closing. However he did have my title search and appraisal in front of him so he would take care of this quickly. He explained that I would hear from him by the next morning with a list of things to send to the insurance agent for HOI. 9 days passed and still nothing. Again no phone calls returned or emails answered. I then reached out to the Vice President at Penn East bank (which is where I thought I was getting my mortgage through) to explain the issues I was having. He reached out to the institution and within an hour I had email and voicemail responses from both Diane and Peter. When I contacted Peter I explained for a second time that I would not work with Diane and reminded him that he assured me he would be handling my loan moving forward. After the conversation I received a second email that my application was withdrawn. When I called Penn East back the next morning they said they were taking care of it. Another processor named Leah Mormando (who has reviewed this company funny enough) then contacted me to say that because the application was withdrawn the process had to be restarted from the beginning. Additionally, my appraisal was done on Aug 14th. To date I still do not have a copy, which is a violation of federal law as the bank only has 3 days to send this to you once they receive it. On 9/13, Mr. Johnson told me that had this in front of him. I have submitted my tax returns to 4 persons in the institution yet they all say they don't have them. I do not know what kind of business this is but PLEASE DO NOT WORK WITH THEM. I also have filed formal complaints with the NCUA and the MNLC.

They do not answer their phones or return phone calls or emails. Three of us have been contacting them for weeks trying to get a response to no avail. Our original closing date was July 17th on our home sale. They took 2 months to get an appraiser and now that is completed and everything else is done, we are STUCK waiting for someone to answer and provide us with a new closing date, six weeks later!! I do NOT recommend using First Heritage in Trevose for anything at all! Their voicemail says they are “out to lunch” all the time. Customer service is horrible; communication is non-existent. We contacted the corporate office by email and voicemail and are still waiting for them to get back to us. Check out all the other reviews. This is how they conduct business and we will be reporting this to the Better Business Bureau. They should have their mortgaging license revoked. Worst experience ever!!
