The loan sales person was great, but once the application left his hands.... nothing but trouble. My client was sent the wrong loan docs, twice, then was told he had to sign the wrong ones with the promise that the right ones would be used. THEN, they delayed closing escrow because they would not accept digital signatures on an affidavit talking about flooding in the mid-west. My client is in drought ridden California. Yikes!!! Have a clue! Use a local lender who knows the area and the local escrow customs.

After researching online options for refinancing my mortgage, I selected eRates and am very pleased that I did. All of the people with whom I worked at eRates were not only professional and responsive, they also went above and beyond to assist me in the loan application process. They made sure that I was informed at every step, and even helped me find some public record documents related to a house that I had sold 10 years ago. I highly recommend Kevin, Renee and the entire eRates team!

Definitely do NOT recommend. They dropped the ball hard. Chris Manzella was our loan officer and after getting us into the machine, he all but disappeared. I'll keep this brief b/c our experience echos a lot of what other 1-star reviews share - he didn't answer the phone, he ignored emails, when he did respond via email it was with partial answers. I ended up calling every day, on the hour until he finally called me back toward our close date. In the end, we missed our close date (but kept our rate and credits) due to the circus that is eRates and Chris Manzella. We refused to pay any extra fees due to their incompetence. It definitely wasn't worth the headache or stress. We never did speak to Chris again because he's useless but we received many auto emails from him congratulating us on our new home and asking us to take a survey. :|

I had an awesome experience with erates and what seems to be their parent company Finance of America. I had another online lender and a local place tell me that what erates is offering is impossible. I am an 'analysis paralysis' kind of shopper. I examined what they said and did with a microscope looking for the catch - long story short I got EXACTLY what was advertised! All documents were uploaded to their secure server. This is not my first rodeo, and I must say this is by far the easiest and most pleasant experience. All agents I dealt with were timely and professional. They explained all my options and kept me updated with how things were going every step of the way. They will likely sell your mortgage as they did mine a day or two after closing so dont get attached :) Their lawyer came to my house to close. It was great.

Initially had good rates and low closing costs. Prompt response once I submitted an application. After erates (aka finance of America) ordered an appraisal from a really bad company called streetlinks, everything went south. The appraisal was done incorrectly and came in really low. After trying to get the rebuttal of the appraisal done no one wanted to help. Erates and my loan officer Patrick instead at this point chose to ignore me. They won't return emails or phone calls. What a waste of $455 dollars. Sticking to my local credit union from here on out.

The loan processing was done on time for me, but had to push them and talk to the representatives on a daily basis. Had to follow up and make sure that they are not waiting on me for any information. But once the loan closed, they transferred it to PHH mortgage. I feel the service from PHH is not great and they keep asking documents again (like insurance). I would advice to go with a company which would service their own loans, this will be helpful in a long run.

Towards the end of this loan application process, I was notified that my loan will not go through because of some obscure company policy regarding FEMA flood mapping. This has nothing to do with me as an applicant - all my credit scores, house appraisal, insurances, finances, etc all check out except this one thing regarding FEMA which is out of my control. Somebody didn't do their job to notify me of such an important policy prior to paying all this money. I would suggest that if you are seeking a lender, look elsewhere...they will throw a curve ball policy at you towards the end and after all the time and money you've wasted, you'll end up with nothing. So beware of rates and terms from GATEWAY FUNDING DIVERSIFIED MORTGAGE aka ERates that seems to good to be true. THEY ARE.

eRates will bait and switch you... I initiated a refi based on Good Faith Estimate that included lender credits. Later, eRates amended the Good Faith Estimate, adding fees associated with extending the rate lock (no fault on my part) that wiped out the lending credit and increased the borrowing cost. Very deceptive and sleazy, I walked away from the refi as they cannot be trusted. BEWARE eRATES, not trustworthy!

Brent did a good job with my loan. The rates were some of the lowest i found. The lender fees were not expensive as well. My home closed on time and I am happy with the service provided.

AVOID THIS LENDER AT ALL COSTS!! Requested paperwork would be submitted then I'd wait. I'd initiate communication for status update only to be told I needed to submit another document or something had expired. Never got a closing date, lost $700 between 2 appraisals because the first one 'expired'. I ended up starting over with another lender after 5 months of this back and forth nonsense. DON'T DO IT!
