    DHA bent over backwards to make sure we got the rate that we locked in for, even when we had to wait to get documents from the IRS. Signing the documents took less than 20 minutes. I would definitely take out a loan through them again.

    My wife and I had got into a contract to purchase a house. It was our understanding that we had the loan to purchase the house. We gave my earnest deposit of $4,000.00 to this company on May 31st. They said the closing was set for July 13th. We waited for a call or email the week of July 9th. Which no one call or emailed us about anything. We called the realtor which she was waiting for the loan company to call her back which they never did. They didn't get a hold of her until July 14th at which this time they said they had a medical emergency which no one from the office called to inform anyone. By then the closing date had passed and they wanted us to sign an extension for the week of July 16th and they would let us know if it was going to be on Tuesday or Thursday but no later then Friday. That week had passed with no closing at all. We told them we wanted to end the contract and we wanted our money back. At which this time we were told we lost our money on July 7th because we missed the closing. We had no knowledge of a closing on July 7th. The realtor has informed us that if the money has been lost it is the fault of the lender due to them not meeting the "Loan Commitment Deadline." We have called the office multiple times to ask for a return call which at this point no one has called us back.

    Mr. Vezelici, I am very sorry that you did not have the ideal experience and outcome on your loan application. We strive to make every loan experience a positive one. I am also sorry that after several conversations, including yesterday's call to you, that your discontent remains directed towards DHA. It's important to have a platform to air your experiences, however, it comes with the responsibility of a factual representation of what occurred. You and your realtor were never informed that you had Loan Approval from DHA Financial. Your review indicates that you provided DHA with an earnest deposit of $4,000. The deposit was not given to DHA Financial; it was given to your realtor, which is the standard practice for all purchase transactions. Your realtor will then forward the deposit to either the listing agent, or the title company that the listing agent selects. There are many claims in your review that DHA mismanaged contract dates and/or, advised on dates. As a lender, DHA does not prepare the purchase contract or outline the timing of a purchase transaction. This is the responsibility of a realtor. DHA did not set the closing date as per your claim. Furthermore, DHA did not set the Loan Objection Deadline or any deadline outlined in your purchase contract. This was outlined by your agent and accepted by the Sellers and their agent. The responsibility to manage real estate contract deadlines is that of the realtor. I'm sorry your realtor misinformed you of their responsibility and role in this transaction. While DHA does not manage contract deadlines, we make every effort to process each loan application in a timely manner. This is true for your loan application as well. We had a team of 9 people dedicated to your loan. We moved forward with your loan application based on the information you provided at initial loan application. As your loan progressed, circumstances changed. We found solutions to challenges and worked hard to re-adjust accordingly, with the continuous goal of moving your loan application forward. Your comments surrounding our lack of communication were concerning, so we did our own investigation on our correspondence with you. Our phone records support 4 phone conversations with you, and 15 phone calls with your realtor between the dates of July 7 and July 13, 2017. We also have copies of several emails to you and to your realtor, detailing the communication surrounding your loan application status, including status on your loan approval deadline date. The email sent to you on July 7 clearly stated that additional information was needed from you and that you did not have loan approval. On July 7 we have system record of a phone call with your realtor as well, in which we communicated that you did not have an approved loan to purchase a home at that time. At that point your realtor did not request to extend the Loan Conditions Deadline and amend the contract dates based on the lending updates that were provided. The realtor had the appropriate level of information to manage your contract deadlines and secure your earnest funds. According to our phone records we have returned your phone calls promptly. For purchase transactions, DHA Financial recommends Borrowers allow us to provide a pre-qualification prior to contracting on a property. We highly discouraged you from deviating from our process; however, you chose to make a purchase offer prior to credit pre-qualification. Despite the challenges this caused, we moved forward with the process, and were available to you and your realtor. DHA was disappointed that you chose to terminate your purchase contract with the Seller, withdraw your loan application and forfeit your earnest money you reference in your review.
