Companies like Concorde Land Title Services are absolutely unparalleled in their service to the client. Ileana and her colleagues work so hard for both the buyer and sellers in a real estate transaction and are often overlooked and taken for granted in everything they do to facilitate the closing of a property. If it wasn't for their due diligence and meticulous attention to detail I honestly don't have a clue of where I would be in this very convoluted process. I had no idea how elaborate and complicated the whole exchange is and it helps to have professionals like Ileana and Concorde Land Title to explain in laymen terms. These matters can be very intimidating for someone with limited knowledge on the subject and Ileana made me feel secure knowing I was in good hands. I can't say enough about this place they are truly an amazing company with the most friendly and helpful staff ever. The office itself feels more like a home and the employees like a family. Consummate professionals in every sense of the word.

I have been going to Concorde Land Title exclusively for 7 years. Ileana is phenomenal and so is her staff. I have never been able to rely on another title company the way that I can with Concorde. There are a lot of fly by night operations and when purchasing a home as an investor (like me) you want to be in the best hands and it is no doubt with Ileana. Her reputation precedes her. It also doesn't hurt that her new office looks like it belongs in Architectural Digest! As a side note, I had a closing concurrent to Marshall S. and I felt very compelled to write about the experience as he made some very false and defaming claims in his review. From what I overheard (as he was very loud in both the lobby and closing room) he was charged an additional fee because he requested multiple amendments to title work as he couldn't make up his mind on how to record title. I believe he also hired an attorney at the last minute and was trying not to pay Concorde, even after they prepared the full set of title documents, more than once.

On September 9, 2016 we closed on the purchase of a property located in Palm Beach County, Florida. The address of the subject property is 1780 Palm Cove Blvd, Unit 6-104, Delray Beach, FL. The buyer was Accurate Investments, LLC, owned and operated by Kim & Dominic Spadavecchia. The seller was Abuelo Juan, LLC. The title company and closing agent was Concorde Land Title Services, Inc, located at 134 S. Dixie Hwy, suite 100, Hallandale Beach, FL 33009. Below is a summary of what occurred and why we are filing our complaint(s) against Concorde Land Title Services, Inc. It is customary in Palm Beach County for the seller of real property to select and pay for title insurance and title related services. Per our contract for purchase, the agreement was that the seller would select and pay for title and title related services for the aforementioned transaction. This was a “cash” transaction, meaning that the buyer was purchasing the property not subject to financing and therefore, there was no preparation of loan documents needed. On or about the closing date, we received a closing statement, the “HUD-1” which had an unapproved and undisclosed fee of $350 charged to the buyer (Three Hundred and Fifty Dollars) as seen on line 1101 of the HUD-1 closing statement. We kindly explained to the closing agency that we had our own attorney representing us and that we didn’t select them for title services; rather, that the seller hired them and was responsible for their fee(s) per the contract. We asked them to remove this frivolous fee from the HUD-1. The title company insisted that if we failed to pay them the disputed fee of $350, they wouldn’t close our transaction, hence, forcing us to not close on time and putting our deposit and our entire purchase at risk. Despite calls and emails from our agent and our representative title agency which is managed by a licensed FL attorney, the closing agent(s) at Concorde Land Title Services, Inc refused to remove the fee from the HUD-1. After much arguing over this unapproved fee, we remitted payment marked “paid in protest” and reserved our rights to legal remedies. We also advised Concorde that we would be filing a complaint with HUD as well as state and governmental agencies. Please see the attached supporting documentation and correspondences with Concorde. We are requesting the reimbursement of the $350.00 on or before 11/1/16 so that we can avoid filing a civil action in small claims court against Concorde. In addition, we are requesting any necessary reprimand that you feel necessary for what appears to be unethical and potentially illegal business practices utilized by Concorde.
