The mortgage Dept sent an appraiser out that wrote such incorrect information about the house that if it were not for the pictures in the report I would have not believed she stepped on the property. When I filed a complaint to the bank they "investigated" and said the information was correct because it was in the report. Blatant incorrect information such as saying the garage was attached and had a door opening. Neither being true. Garage abuts with no legal man opening to the house or even man doors to outside. Just car lift doors. Doesn't have sump pump system, for safety doesn't have basic fire walls....... appraised the house to dollar the loan officer requested - over value so house underwater to start.... I recommend you not get any loans from a bank with such low integrity. While this happened previously I still suffer the consequences every month.

As a Realtor in Florida, I begged my clients not to use an out-of-state lender. But a friend of a friend told them to use Citizen’s Bank. Well, where to begin. After my clients went under contract in mid December, with a home in SW Florida, our office immediately forwarded the Executed Contract to them including a timeline of due dates. No response. In fact, we reached out for a couple weeks until we finally heard that they had the offer sheet. December 30th, we finally hear from them that that are asking for a copy of the executed documents we sent weeks earlier. He also let us know he was now going to order an appraisal. I asked him if that would affect out closing on January 13. “We should be fine”. Then, about a week later, I am informed he is off on vacation and his boss will take over in his absence. At this point, it is apparent that poor communication is the least of our worries. There is a mad dash to process this loan and the Closing is scheduled on a Monday, January 13. The Friday prior to closing at 6PM, we are told Citizen’s bank will not finance my clients. Mind, you, Clients with credit scores in the 800s and plenty of equity and assets. Our office scrambles knowing that Citizen’s Bank had not asked all the correct questions initially and had written a loan that was not pertinent to the situation. I begged my clients to switch to a Florida Lender who specialized in quick closes but they stuck with Citizen’s. The deal was almost destroyed at this point because the seller was out over $1500 in car carrier and moving fees and to save the deal, The Agents agreed to take a hit on their commissions to save the deal and get a 10 day extension while we sorted out the mess. The following week, another loan was written and again, it was the incorrect loan for the circumstance. A third loan was then assembled. The Loan Officer assured everyone that on Friday January, 17 we would finally close. Guess what. Didn’t happen. At about 6pm that night, he informed us that he would not leave until all the required paperwork would be ready and waiting for the Title company first thing on Tuesday morning. Bank closed on Monday for holiday. Must be nice. Tuesday rolls around and after speaking with the title company, no Closing Documents waiting for her. About 2pm, We hear we are finally Clear-To-Close. We sit down at Title and my client signs all the paperwork. Included in the paperwork is a release to let Citizen’s Bank to ROBO dial them to pester them with promotions and marketing. Wow! Well, the funding still had not gone through and the promise to have everything wrapped up at the Table was a ruse. As of now, still waiting for the Wire to arrive. Maybe it will show up tomorrow. Meanwhile, the seller, the agents, title company and all support staff that rely on that wire to get payment for their work, sits in Limbo. If you want to be utterly underwealmed and enjoy being mislead and poorly managed, Go with Citizen’s Bank in Plymouth Michigan.
