The process was super simple. Closing was a breeze and very organized. And I saved a ton on my rate. I don't think I've been through a faster loan process.

Coming from a lending background, my expectations as a Realtor were and are really high. I have worked with some of the best loan officers in the business for the last 20 years, but Merrilee outshines them all. She consistently beats any of the other companies by finding the best programs, rates and closing costs for my clients which is the most important aspect for me. The icing on the cake though, is the way she figures out and handles any speed bumps that might come up through the process. She keeps me posted along the way, but sometimes I don't even know an issue came up because she just takes care of it and always figures out a way to resolve it. It started with sending her loans that no one else could get done, but now I send her every file I can because I have 100% confidence in her getting it done quickly, professionally and stress free. And that is priceless in our industry!

We had problems with our first lender and time was running out. In order to extend under contract with the seller; we had to switch lenders last minute. The sellers agent recommended her preferred lender Russ Cottam. So after getting different lender referrals calls and talking to different lenders including Russ. We decided on Russ based on 2 reasons and these 2 reasons only. One, Russ promised us a better appraisal outcome. Two, Russ promised us that he will close in 1 to 2 weeks. These reasons amongst other examples below are far from the truth. Although Russ eventually closed later on our home- we WOULD NEVER recommend him. Russ overpromised and undelivered and was very disorganized. Russ told us to pay extra for a rush house appraisal which ended up being delayed and being a standard time appraisal. Russ said to let him use and get his local home insurance company to issue our policy as they were better to deal with than national insurance companies. We did not know our insurance company, know their contact info or see our home insurance policy until 2 months after we closed and this was after leaving multiple voice messages and emails. As our first time home buyers- we were so confused. Russ assured us that he will help us and be there every step of the way and break it down simply. We would call, email and text Russ to follow up. Russ would reply very late and only selectively answer some of the questions. Russ had us resend literally the same information multiple times. We had to follow up and be pro active on things Russ should have done. Towards the end, Russ pretty much ghosted us. Then finally Russ calls us back on a Monday and says we're closing on Wednesday, BUT I am flying off to Alaska tomorrow for family vacation we planned months ago. Who does that a day before closing after weeks of ghosting us? Russ did not even offer us a solid back up. Paperwork was incorrect and missing. Russ said he will supply that and contact me once he got back from vacation- HE NEVER DID! We had to reach out to him yet again. We definitely fell betrayed and undervalued as first time customers and first time home buyers. We understand and value family time but it would have been critical to disclose at the beginning- by the way I already have a planned family vacation on this later date. Instead of telling us don't worry we will close this in a week or 2. We do not like to speak ill of people or go out of way to do so. However, we we just got hit with another of Russ lender mistake now 3 months after closing. Russ never told the home insurance company that the closing date changed. So now we have are paying more for insurance on our home for a month we did not even own the property. We reached out to Russ and he said to contact the mortgage company that services our account or contact the insurance company. Those were service questions and he has done his part. Really? The mortgage company said they received a cancellation notice from the insurance company for non-payment. The insurance company said the lender Russ never let them know the closing date changed. In moving forward, Russ needs to be more forth coming, communicative and own up. Russ needs to really serve his customers and try to retain them. Russ should not mislead, overpromise, undeliver, ghost them and leave them hanging. Be aware of Russ if you use him. Get things in writing and recorded before you start working with him OR just work with a different lender altogether!

Rob Phipps makes the loan process easy and seamless. He helped us with our home purchase and then helped us refinance to get the best interest rates twice after that! The guy knows his stuff and is all about honesty and integrity. We wouldn’t use anyone else for our home mortgage.

Rob Phipps is AMAZING. He went above and beyond to get us into our house as we sold another one. He actually was ahead of schedule and had us locked in at a 3.2%. Also I needed to get him my tax returns and some other information on paper and he offered to meet me half way, to get the papers back he didn't want to mail them back due to the risk of losing them or ending up in someone else's hands. I would HIGHLY recommend him to anyone who is willing go reach out to Rob!! I told him I'd be a walking billboard for him!! Thank you for a job well done!!
