I have done 2 mortgages with Carolina Mortgage firm in less than 12 months. Chad and everyone here are great to work with, they keep in touch with what is going on, and what they need from you. Both my loans closed on time which does not always happen when you are self employed, Highly recommend.

We refinanced twice, the first was out of an FHA loan which helped us to eliminate some of our mortgage insurance. The second time we refied allowed us to take advantage of the equity in our house now, at a slightly higher rate we were able to take money out, eliminate all mortgage insurance and still lower our monthly payments. The team did great and offered great guidance along the way.

Thanks to Chad , Genesis, and Erin at Carolina Mortgage Firm for getting me closed on time! This is a crazy market rite now and we went under contract on Friday Jan 28 and closed yesterday Feb 23. Only 15 business days! Everyone at the firm was easy to contact and always picked up the phone to answer my concerns even on the weekend. The mortgage process is stressful and in the future I would not try to get such a fast closing, but CMF did great and would highly recommend using them if your looking to finance a home. I have purchased homes and refinanced several times before and using Carolina Mortgage Firm was by far the worst experience that I have ever had. I began the process of refinancing in August 2020 to take advantage of low interest rates to do a cash out refinance to add a deck/ screen porch to my house. I picked Carolina Mortgage Firm because they were one of the recommended results on lending tree and their spiel about valuing quick turnaround with low overhead and low closing costs, plus the claim that their affiliation with veterans somehow makes them a company with higher integrity than others. Unfortunately, my experience proved that is not that case! Initially I talked with Dane, who talked a good talk about why their company is great because of ties to veterans, and then I spoke with Shane who I was told owned the company. He sold me on what they had to offer and talked a good talk. So once I committed to use them I was assigned to Chad as my loan officer, but his employee Jill did all of the work of communicating with me, answering questions, etc. Jill was nice and fairly responsive at first, but as the loan process hit obstacles, she stared becoming less responsive and would sometimes ignore my emails. First obstacle being, the appraisal company that Carolina Mortgage Firm partnered with for my appraisal gave me a low-ball appraisal based off of inaccurate and old comparables. I contested the appraisal, but the appraiser then mysteriously dropped off the face of the earth and never responded to anyone after that. So then I was allowed a second appraisal which came in $20000 above the first. The problem is, all of this process took so long that I was told my loan had to go into underwriting again. This is after weeks of crickets from everyone involved. So enter waiting many more weeks, stretching into months, with everyone that I was dealing with at CMF becoming increasingly less helpful. Eventually I did close in February 2021, a full 6 months later! In the meantime, lumber prices had increased astronomically, making my intended deck project much less affordable and endangering my ability to even do it at all. Which is now my problem. The lack of any accountability or transparency in what or who was holding up the timeline ultimately cost me lots of money not to mention the headache of dealing with these people. For example, in the middle of a stretch of non-communication about what was holding up the process, I tried to reach out to Shane as well as Chad again by phone and email and they just straight up never responded. When I finally did close, I called Chad, my loan officer on paper, trying to get questions answered on why some of the terms had changed unfavorably on my loan. This was the first time that I ever spoke to Chad. He said that because it had taken so long the underwriters were no longer offering the same loan packages and now I would have to pay points. The closing terms also did not include a $100 credit that they advertised for getting all of my documents in within 24 hours, an incentive that they offer because they “value promptness.” To get me to go ahead and agree to the new terms and not have to stretch the process even further by going into underwriting again, Chad promised to mail me a $300 gift card to offset the points that showed up on my terms that I did not agree to initially, as well as the lack of $100 “promptness” credit, plus a little extra for the fact that this somehow all took 6 months. At this point my experience with this company had already been horrible. Instead of trying to make it right, Chad and Jill responded by gaslighting me about his intentions to actually send me out this $300 gift card. I called and emailed multiple times to check up on the situation, and Jill claimed she was reminding him, etc. It never happened and she eventually stopped replying to me. Chad never answered his phone or replied to email once. I never received the $300 gift card. TLDR, they took 6 months to close and lied about sending me a $300 gift card.
