Been trying to get an adjustment on my mortgage payment since November of 2021. I sent BSI all the proof of the exemption on my property, paid an escrow shortage and everything, and still no resolve. Worse customer service! No one responds to emails or calls back. When you finally get through, the reps have no new information about your account other than your request is pending, and promise to send emails and expedite the issue which NEVER gets done. Maybe a lawyer will help me get some resolution, because calling every week only to be told the same thing is getting me absolutely nowhere.

I'm not sure how the underwriting process goes with choosing a mortgage company. But whoever writes or gives the loans to BSI Financial Services should quit providing loans to them. This company is already rated 1 star with the BBB, Yelp, and Google. I pulled this directly from BBB's website regarding BSI Financial Services-- "Pattern of Complaints: BBB files indicate that this business has a pattern of complaints concerning: ***Poor customer service (e.g. inability to contact business via phone, long hold times, rude representatives, failure to receive return phone calls or emails, etc). ***General billing errors or failure to correct accounts in a timely manner ***Failure to pay property taxes or insurance premiums, resulting in fees, fines, and/or additional costs out-of-pocket to the consumer. On April 29, 2021, BBB submitted a written request to the company encouraging them to address the pattern of complaints. On May 11, 2021 the business provided a written response outlining their efforts to reduce and/or eliminate the noted pattern. To date, BBB has found that the business' efforts have failed to adequately reduce or eliminate the noted pattern of complaints." They’ve paid the wrong insurance two times, they’ve charged us multiple times for NSF fees, when there’s been plenty of money in my account to pay each time we’ve paid. They tried to pull money from my bank account, after they lied to me saying they couldn’t find my bank account, which casued me to incur fees from my bank. They never sent us tax documents, until after I called for 6 weeks trying to get a hold of them so we could file our taxes. Left several messages for them with a recording stating I’ll have a phone call within 24 hours, but no such phone call ever came. They’ve hung up on me multiple times when I’m trying to figure things out, and don’t even bother calling back to see if the call just got disconnected, like every other company does. The list goes on and on. Each time I talk to them, I tell them to sell us to a mortgage company that is competent enough to perform simple functions, like answering a question rather then sitting in silence before a blind transfer…soooo many problems with this company, I don't understand how they are still in business. This mortgage company should be closed, and never reopened based off of its poor customer service, lack of performance, lack of communication, improper billing methods, incompetant employees, and the blatant lies their employees tell their customers. All around this company is a rat hole and should go down in flames.

** edit** For the many who have issues with the zero response from their customer service, complaints to the CFPB have resulted in moderate success for me. Two of the four times they have screwed up escrow payments have required me to use the CFPB to get my money back. Unfortunately it hasn't helped with the underlying issue of BSI being a terrible company that shouldn't still be in business. Refinanced my loan a bit ago. Immediately sold to BSI, I understand that's how the business works. So far BSI is 3 for 3 in missing the property tax payment from my escrow account which has required me to contact BSI to resolve the issue. Always an extra hassle as they pay the property taxes but then try and take the late fee they incurred out of my account so then I have to get them to resolve that as well. Contacting BSI takes at least two or three attempts which is an extra frustration at each step of the process. My only solace in this is that their screwups cost them roughly $100 each time when they finally pay the fee correctly.

Horrible customer support. We are trying to payoff a Title 1 2nd mortgage loan that was bought by them and we are getting quotes with crazy high escrow amount due and PMI (which we don't have). We've tried calling and the people on the phone have no clue and say they will have someone look into it and call us back. NO calls back. Emailed 4 times now trying to get an explanation and breakdown of these "fees" we owe, and nothing back. This company seems super shady and I'm looking into ways to report them for their practices.

Horrible, horrible, horrible. I think the main problem is that they are understaffed. Otherwise, they're just very slow and communications seem to get lost when handled between different departments. We refinanced and the company we refinanced with sold our mortgage to BSI within days. This company just does not seem to have it together. If I need to reach out regarding something I not only call, but also email as well so I have a receipt of my attempt at solving whatever problem we have. I'm guessing not many people picked this company to service their mortgage, so just leaving the review to commiserate with others dealing with the poor customer service.

We bought our dream home two years ago. I used to work with the best mortgage company...they had our mortgage in NJ and then again in PA. I made the mistake of refinancing with another company who sold my mortgage to BSI 2.5 months ago. I was told to pay BSI on March 2nd. I had no idea who BSI was because (1) I never received a welcome packet or knew my loan number and (2) I only heard from BSI on March 12th when they called to ask me where my mortgage payment was. THEN there was an evaluation done on my escrow and I was short so my mortgage payments went up...no problem. I'll pay the difference of the shortage...what do I owe? I was told that would be mailed to me...never received it. Called again a month later on April 12th to follow up (still paying a higher mortgage)...I was told that a new ticket would be put in for an escrow evaluation. (I don't know what happen to the first ticket??) I called again on April 26th where the CR rep told me that she sees that an escalation was put on the 12th but no response was given...so two weeks and still nothing. The CR rep told me that she would call over to the escrow department and she would call me back with an update. Thank goodness I didn't hold my breath. Now today is April 29th, and like an idiot, I called again. Now my escrow evaluation she read over the phone was MORE than what I was told previously. I'm only going off of what I'm being told over the phone because NOTHING IS EVER MAILED TO ME. Hell I even asked for emailed copies and still nothing!! I hope one day to refinance again just to get away from BSI. I miss AmeriHome Mortgage. Do you think they will take me back? Can you request a mortgage company to sell your mortgage back?

My HOI premium was due in December, BSI never paid it. I was told by the rep I spoke with that they are behind on processing; I refinanced in September! I called them on January 28 2021 and they said they would send a check overnight. And yet here I am, almost two weeks later, and these chuds still have not managed to send this payment to my HOI. Thankfully my HOI is understanding and has suspended billing in light of the idiocy and negligence of BSI. A bunch of clowns!

BSI is the most disorganized company that I have ever experienced. We send out or mortgage payments on time but it takes them 2 or more months to cash them then, they threaten us with for foreclosure when they have the checks!!! You can never talk to anyone and they don't return your calls. Yesterday my neighbor saw some guy looking over our house and asked why he was there. He said the house was up for auction the next day and 10 am! We never received anything about foreclosure from the lawyer that represents them and BSI. If my neighbor had not seen this guy we both would have gone to work and come home to a foreclosed home. Our lawyer has told us that out of all the Lending companies he has to deal with BSI is the worst. We may lose our home today because of these idiots. I will update this post once we find out what is going on. In the meantime stay far away from this company.

These people are so Terrible and very unprofessional. The tried to foreclose on me but I got a seller for my home. They chose to give 500.00 for relocation when they could have given more. They told me that I was going to be put out The best thing you can do if you get these people is to go to a reputable bank and refinance for a lower rate. Dont need the money just to be under a bank. You call them in California. They say mean things. Sold my home..They are totally awful Having my attorney now check somethings they did The rep I had there, Patti started out saying she would help, the threaten me about my house. Save all my pay checks cause your going to be out. Who talks to someone like this.

This organization is the absolute worst!!! I would give them negative Stars if possible. I recently inherited them as my mortgage services provider, I did not ask for them!. I had a long and impeccable relationship with my previous provider Roundpoint. My portfolio was sold to BSI in which I had no control;. This group is in the "dark ages" when it comes to "Bill Pay". It's unbelievable how difficult they make it to pay a monthly payment. When a client tries to discuss a "Bill Pay" situation with them you get the same "BS". They refuse to accommodate their customers in the simplest of ways. If you can, stay away form this group!!!!!! They just don't care and can't be trusted!!!! I will be looking for an alternative!!!! Customer Beware!!!!
