Though there were multiple layers of people with whom to relate for various stages of the process, each one was well-informed regarding their particular part of the process, encouraging and responsive. It took several attempts to get every piece of every document submitted. However, I did appreciate the ability to scan and send documents. Closing a loan with Box Home Loans was a very stressful process. From my experience, BHL rarely answered the phone, had awful communication, didn’t care about customer satisfaction, and took no responsibility for their mistakes. BHL told me that the typical turnaround time for an appraisal was 10 days. It took them 21 days to complete mine. They took my payment for the appraisal on June 6th, the appraisal wasn't completed until June 27th. During this three week period I tried contacting BHL various times to check on the status of the appraisal. The processor was embarrassed and baffled as to why it hadn't been completed yet. She finally decided to cancel the order for the appraisal and place another one. Then BHL notified me that I would have to pay a rate lock extension fee because the loan wasn't going to close on time (due to the appraisal not being completed). Not surprisingly, I was perplexed as to why I would need to pay for their inability to get an appraisal completed in a timely manner. I was sure an error had been made in charging me for the extension and that BHL would accept responsibility. I contacted BHL to express my concern and they said they would research the issue. I was shocked when they informed me that they weren't taking any responsibility for the appraisal not being completed and they proceeded to blame me for the delay. In order to justify the added expense, they found a technicality where I signed my disclosures four days later than they wanted me to. They feebly tried to explain that maybe they wouldn’t have had the issues with the appraisal if I had signed my disclosures a few days sooner. Somehow, my signing of the disclosures a few days later than they would have liked translated into the appraisal not being done, it having to be reordered, and it taking over twice as long as it should have to be completed. I again tried explaining that it wasn't fair for me to have to pay a rate lock extension fee because they hadn’t completed the appraisal in a timely manner but they could not be reasoned with, they wouldn't listen to anything I had to say, and they chose to remain in their ignorance. I felt like my back was up against the wall. At this point in the process, I would either have to pay a $450 cancellation fee or pay the rate lock extension fee. The rate lock extension fee was less than the cancellation fee and there was an urgency to close so I felt obligated to go through with the loan. Ultimately, I feel like BHL really dropped the ball on the appraisal, was completely unwilling to take any responsibility, unwilling to make any concessions, and made me pay for their mistake.

We should have never locked your loan without having your credit card information, coupled with the delay in signing documents and the appraisal issues, ended up costing us a 10 day lock extension. As you know Box paid half of the lock extension. After a thorough review of your file, we will gladly refund the fee of the 5 day lock extension. Thanks again for your feedback!

The rates are great and the processors are great too, but the underwriters couldn't be more awful! If you're thinking for "your reward for great credit" should be having Box's underwriters treat you like you're probably lying for every financial decision you make, then Box is great. The whole qualifying and closing process with them was very time consuming, frustrating, and t some points offensive. Lest anyone judge these problems to be my fault, I have a 775+ credit score, no consumer debt, a great job, and a perfect payment history on my previous homes. All this made no difference to Box last year however, when I was literally turned down for a refi because the underwriters thought I was being dishonest about my wages, despite having EIGHT MONTHS of pay stubs!! They had zero legitimte reasons for their accusations of dishonesty, (because there was no dishonesty) but turned me down anyway, stating only that they felt the raise I was given the previous year seemed to high to be legitimate To say I was extremely offended is an understatement, and swore I'd never do business with them again! Nevertheless, I relented and bought a home through them 11/14. The experience was nearly as miserable. The paperwork was ridiculous and many times totally redundant. Even when I thought I was done, I had to go back to the title company to resign a document because they didn't like the way my signature looked. I was told this was industry wide, but I know of no one who has had to justify basic deposits, and financial transactions as I had to. Again, the people I spoke and worked with were wonderful and my beef is 100% with the underwriters. I would just say that if you have some time to look for another company with similar programs for great credit, I would consider it. Otherwise, be ready to be treated like you are lying and make sure you have a flexible schedule to jump through their hoopes.

I can’t believe what has happen with my loan. I thought everything was in good working order. My loan has been delayed a couple of times now and I had to pay for an extension. Then I had a closing date and I wired the money from my bank to the title company and signed closing documents. Now, box told me I have to reverse the wire and re sign my closing documents again. So far my experience with Box has been a complete nightmare and I will never recommend Box to anyone.

We've now done two mortgages with Box. They've had the best price both times and the process was smooth. The latest one went through processing super fast because they already had our information.

Great rates, and in December of 2012, didn't have the issues reported earlier such as lack of contact for weeks. It did seem like there were times where nothing was happening, but closing did happen on time. I wish they had asked me details a little before closing as we had to produce multiple copies of the final HUD statement since I didn't want to finance my payoff amount, just my principal. Anyways, overall a positive experience, and being able to close in my home and provide documents electronically was very convenient.

I was shocked at how attentive they were to our case. We had some drama which was our fault along with another unnamed financial institution and box homes took it in stride and made miracles happen. We were first time home buyers and had no idea what we were doing but they answered our questions and eased our stressed out minds. There were no hidden fees and we got a great rate I would 100% recommend them to anyone.
